Maintenance Supervisor

Van Metre has been operating in the Washington, D.C. metro since 1955, and Broadlands Apartments in Ashburn is one of their residential communities. The property runs 292 units, and they're looking for a Service Manager to lead a team of three technicians through the daily grind of maintenance operations.

This is a working supervisor role. You'll carry a radio and a punch list simultaneously. The day might start with reviewing overnight service requests and end with walking a make-ready with a vendor who showed up late. You'll coordinate turns, manage the preventative maintenance schedule, keep tabs on pending vacants, and report up to both the Property Manager on-site and the Director of Facilities at the corporate level. Budget responsibility sits with you on the facility side, so you'll need to think in terms of spend, not just wrench turns.

Technical depth matters here. Van Metre expects you to have real hands-on competency across electrical, plumbing, appliance repair, carpentry, and HVAC. This isn't a position where you point and delegate everything. You'll maintain, repair, and replace HVAC systems yourself when needed, and you'll be current on OSHA and building safety standards because state and federal compliance programs are part of your scope too. EPA and CPO certifications are required before you start, not something they'll wait on.

The supervisory piece is where a lot of Service Manager candidates come up short. Managing three techs sounds simple until you're balancing a spike in service requests, a contractor no-show on a unit turn, and a resident who's been waiting three days on a repair. Experience leading a maintenance team, even informally, matters here.

A note on the role's honest demands: 24-hour emergency coverage is part of the job, and some weekend work is expected. Ashburn is Northern Virginia, which means hot, humid summers that put real pressure on HVAC systems and turn volume. If you've worked Class B or above garden-style or mid-rise product in the DMV, you already know what July looks like.

What Van Metre is Looking For

  • 3 or more years of hands-on maintenance experience, with prior supervisory experience strongly preferred
  • EPA and CPO certifications (required, not preferred)
  • Working knowledge of HVAC systems, electrical circuitry, plumbing, and appliance repair
  • Familiarity with OSHA and current building and safety standards
  • Valid driver's license and your own basic tools
  • Ability to communicate clearly with residents, contractors, and staff

Compensation sits between $75,000 and $85,000 base depending on experience, with an $8,000 annual bonus paid out quarterly. Van Metre's benefits package is genuinely competitive: medical, dental, and vision, a 401(k) with company match, and a wellness reimbursement allowance. They also offer tuition reimbursement and company-paid certifications, which is useful if you want to add to your credentials over time.
