Maintenance Supervisor

Student housing maintenance operates at a different tempo than conventional multifamily. Turnover is compressed into weeks, not months, and the resident base cycles almost entirely each year. A Maintenance Supervisor at a student community near Clemson University has to run a tight make-ready operation, manage preventative maintenance across a busy lease cycle, and build a team that performs consistently even when the calendar pressure is highest. PeakMade Real Estate is hiring for exactly that role at their Clemson property.

What the Work Actually Looks Like

Expect to spend the majority of your time, roughly 60 to 70 percent, doing hands-on repairs rather than managing from a distance. You'll handle service requests, walk the property daily to catch curb appeal and liability issues early, and keep a preventative maintenance schedule running that protects the asset long-term. The rest of your time goes toward directing your team, coordinating vendors and contractors, and working alongside the Property Manager to keep operations within budget. During turn season, that balance shifts hard toward organizing and supervising the make-ready process, scheduling workers, overseeing contractors, and ensuring vacant units come back to market clean and rent-ready.

The technical range here is real. You'll need working knowledge across HVAC, intermediate plumbing and electrical, appliances, carpentry, sheetrock, pool care, landscaping, irrigation, and more. EPA Type II certification is required coming in. CPO is preferred and available through PeakMade if you're not already certified. You'll also manage the maintenance shop, supply inventory, hazard communications, and OSHA compliance, so the administrative side of the role matters even if the wrench time is primary.

Who Builds Well From This Role

Candidates with multifamily maintenance supervisory experience will adapt quickly, but student housing adds its own layer. Move-ins and move-outs are dense and time-boxed, deferred items compound fast, and resident communication requires patience and consistency. The people who thrive here combine trade competency with the ability to run a team through high-volume periods without letting standards slip.

From a career trajectory standpoint, a Maintenance Supervisor role in student housing builds skills that transfer directly into Facilities Manager positions, Regional Maintenance roles, or Director-level facilities leadership at larger operators. PeakMade offers a facilities leadership program and additional technical certifications, which matters if you're thinking about where this job leads, not just what it pays now.
