Lead Maintenance Technician (Future Growth) - Broomfield, CO

Broomfield, Colorado, United States
$35 - $36 USD hourly
Maintenance Supervisor

Olympus Property has earned recognition as a top employer in the National Apartment Association for three consecutive years, and this lead maintenance role in Broomfield reflects why. It's a pipeline position, posted ahead of confirmed growth in the market, which means the right candidate steps in ready to build something rather than simply inherit it.

What You'll Actually Do

The day-to-day scope here is genuinely broad. You'll run maintenance operations for an apartment community: scheduling your team's daily, weekly, and monthly workloads, coordinating with outside contractors, and keeping the turn process moving so vacant units come back online clean and on time. That means hands-on work alongside your crew on HVAC, mechanical, electrical, and structural repairs, plus staying current on preventative maintenance schedules for pools, irrigation, appliances, and building exteriors.

Inspections are a significant part of the role. Monthly, quarterly, and annual property walkthroughs are your baseline, and you'll also inspect show units and make-ready apartments in close coordination with the leasing and business management teams. Service request tracking, inventory management, and vendor communication all run through property management software, so comfort with digital workflows matters.

You'll also carry hiring and development responsibilities for the service team, which puts leadership skills on equal footing with technical ability.

What You Bring

  • At least three years of hands-on experience in residential, commercial, or apartment maintenance, including time in a supervisory capacity
  • EPA 608 certification and demonstrated HVAC competency
  • Availability Monday through Friday, 9 AM to 5 PM, with on-call rotation as needed
  • Organized approach to parts and supply inventory so shortages don't stall turns or repairs
  • Comfort working across teams, including leasing staff and property management, not just within a maintenance silo

Context Worth Knowing

Broomfield sits in one of the more active multifamily corridors along the US-36 corridor between Denver and Boulder. Class A and B communities in the area compete on maintenance responsiveness and curb appeal as much as on amenities, so a lead tech who keeps service request times tight and turns moving efficiently makes a direct impact on resident retention and NOI. The pay range for this role sits at $35 to $36 per hour, with monthly and quarterly bonuses on top of that. The benefits package includes medical, dental, and vision coverage, a 401(k) with employer matching, tuition reimbursement, an apartment rental allowance, and a sabbatical program, among other offerings.

Candidates who tend to excel in roles like this one know how to shift between working hands-on and stepping back to manage their team without micromanaging. If your instinct when a service request comes in is to think about both the fix and how it fits into the broader workload for the week, that's the mindset Olympus is looking for here.
