Senior Revenue Manager
MorguardIt's 7:45 AM on a Tuesday and the weekly revenue call starts in fifteen minutes. One community is sitting at 88% occupied with sixty days of exposure stacking up, and the pricing model just recommended a rate increase. You already know why. You also know you're going to override it, document the rationale, and have a corrective action on the Regional Manager's desk before noon.
That's the job. Morguard is hiring a Senior Revenue Manager to own pricing discipline and revenue optimization across their U.S. multifamily residential portfolio. This is an operating role with real decision authority, not an analytics function that produces dashboards for someone else to act on.
What the Role Actually Covers
The scope here is broad and intentionally so. You'll own new lease pricing, renewal offers, concession thresholds, lease-term premiums, move-in date management, and lease expiration staggering across the full portfolio. That means translating occupancy trends, leased percentage, exposure, trade-outs, traffic, conversion, and seasonality into asset-specific actions that protect both rent growth and occupancy targets simultaneously. These two things are in tension constantly. Managing that tension is the skill.
You'll also serve as the business owner for Morguard's Revenue Intelligence pricing platform, which includes configuration, audit, vendor engagement, user adoption, and system governance. When the model's optimal-rate suggestions conflict with ground-level reality, you make the call and document why. You'll monitor recommendation adoption rates, publishing accuracy, and data integrity across the PMS and portfolio reporting stack, catching discrepancies before they contaminate budget assumptions or drive a bad pricing decision at the community level.
On the analytics side, the expectation is concise, decision-oriented reporting: what happened, why, what comes next, and what action is required. You'll forecast occupancy, leasing velocity, rental revenue, and renewal outcomes against budget and underwriting assumptions, and you'll feed defensible inputs into annual budgets, reforecasts, acquisition due diligence, and disposition planning. Renovation premium assumptions and value-add program coordination fall in your lane as well.
Market intelligence is ongoing. You'll maintain competitive sets, monitor effective rents and concessions by submarket, and build differentiated revenue strategies for stabilized assets, lease-ups, repositioning plays, and operationally challenged properties. One portfolio-wide answer doesn't fit all of those situations, and Morguard isn't looking for someone who tries to apply one.
Cross-functional leadership is a real part of this role. You'll run structured revenue-review cadences with Regional, District, and Asset Management leaders, present performance to executive leadership, and influence field execution without relying on direct authority. Site visits and competitive market tours are part of validating data and closing execution gaps, not optional add-ons.
Fair Housing compliance, rent regulation, antitrust requirements, and applicable fee and advertising rules apply to every pricing decision in every jurisdiction. This isn't a peripheral concern here.
What Morguard Is Looking For
- Demonstrated experience in multifamily revenue management at the portfolio level, with direct ownership of pricing strategy
- Hands-on platform experience with a recognized revenue management system (RealPage, Yardi RMS, or equivalent), including configuration and governance
- Strong command of leasing and revenue metrics: trade-outs, loss-to-lease, exposure, leased vs. physical occupancy, concession impact, renewal conversion
- Ability to build and defend financial models supporting budgets, reforecasts, and acquisition assumptions
- Experience presenting revenue performance and recommendations to senior and executive leadership
- Working knowledge of Fair Housing, rent regulation, and antitrust compliance as they apply to pricing decisions
- Comfort operating across asset types and business plans, including value-add and lease-up situations
The candidates who tend to succeed in portfolio revenue roles like this one are the ones who understand that the model is a starting point, not an answer. Strong pattern recognition, willingness to override with documented rationale, and the ability to influence Regional Managers who don't report to you all matter more than any single technical credential.
