Asset Management and Acquisitions Intern
BAM CompaniesYou're sitting across from the VP of Asset Management, walking through a monthly property narrative together, when he stops and asks you what you think is driving the NOI shortfall. That moment, early in a ten-week program, is exactly the kind of exposure this internship is built around.
What This Internship Actually Covers
BAM Companies, a vertically integrated multifamily owner-operator based in Carmel, Indiana, is bringing on an Asset Management and Acquisitions Intern to work directly alongside the VP of Asset Management and Director of Acquisitions. The work spans two of the most analytically demanding departments in the business, with deliberate exposure to the rest of the organization woven throughout the program.
On the acquisitions side, you'll support underwriting of potential deals, compile and interpret market data, assist with due diligence review, and contribute to rent and sale comp analyses. On the asset management side, you'll review monthly property financials and narratives, track performance across a multi-state portfolio, and help maintain the operational checklists that keep asset oversight consistent. You'll also contribute to building out the 2026 budget templates, which puts you inside a real planning process, not a simulation of one.
Other work includes cost/benefit analyses on specific contracts or systems, competitive property research, and ad hoc projects that arise as priorities shift. The program closes with a capstone presentation, giving you practice turning analytical work into something you can defend in a room.
- Underwriting support for potential acquisitions
- Market research: rent comps, sale comps, competitive property analysis
- Monthly financial review and asset performance tracking
- Due diligence facilitation
- Budget template development for 2026
- Cross-departmental project work (finance, accounting, operations)
- On-site visits to BAM apartment communities
- Capstone presentation at program conclusion
Who Builds Real Skills Here
This role requires proficiency in Excel and comfort with financial modeling. You should already understand basic real estate valuation concepts and be able to move between quantitative analysis and written communication without losing precision in either. You're a rising junior or senior pursuing a degree in Real Estate, Finance, Business Administration, Economics, or a closely related field.
What separates strong candidates from adequate ones is intellectual initiative. The job description specifically calls out the ability to identify opportunities for analysis before being asked. That means coming into a project, seeing what the data doesn't yet show, and building something to surface it. Candidates who wait to be handed a task list will underperform here. Candidates who read a financial summary and ask a sharper follow-up question will thrive.
BAM's portfolio spans Indiana, Ohio, Illinois, Arkansas, Pennsylvania, Missouri, and Iowa, so you'll be reading assets across varied markets during one program. That breadth is genuinely unusual at the internship level. For students who want to enter multifamily investment, acquisitions, or asset management after graduation, the exposure to underwriting, portfolio-level performance tracking, and budget planning in a single ten-week window builds a resume that reads with real specificity.
