Asset Manager

Fee management companies like Cirrus Asset Management sit at a specific intersection: they're accountable to property owners for performance, to residents for service, and to their own operations for efficiency. That creates a constant demand for accurate, well-interpreted data across the portfolio. The Real Estate Analyst role exists to meet that demand.

This is an in-office position, five days a week, at Cirrus's corporate office in Irving. The compensation range is $60,000 to $70,000 annually, with standard hours of 9:00 a.m. to 6:00 p.m., Monday through Friday.

What You'll Actually Spend Your Time On

The work spans budgeting, reporting, and portfolio-level analysis. During budget season, you'll be pulling together and reviewing inputs across assigned properties, helping consolidate numbers that ownership groups and leadership will rely on. Outside of budget season, the work shifts toward variance analysis (understanding why NOI landed where it did versus forecast), ad hoc reports for internal teams or external clients, and market and submarket research that feeds leasing strategy and asset positioning. You'll also support due diligence work on acquisitions and refinances when those come up, which means financial modeling, data gathering, and document review.

The role connects directly to property operations. You're not siloed in a back-office function. Property teams will lean on you for data that informs day-to-day decisions, so your output has real consequences on the ground.

What Cirrus Is Looking For

  • Bachelor's degree in Finance, Real Estate, Accounting, Economics, or a closely related field
  • Zero to two years of experience in real estate, asset management, or financial analysis
  • Strong Excel proficiency, this is a hard requirement
  • Familiarity with AI tools such as Claude or ChatGPT
  • Experience with Yardi or similar property management software is a plus
  • Strong written and verbal communication skills, specifically the ability to explain analysis clearly to executive-level audiences
  • High attention to detail and a track record of following through on deliverables
  • Ability to track action items across departments and flag issues early, before they become problems

Intellectual curiosity matters here. The expectation is that you'll question assumptions, validate your own numbers, and ask the follow-up question before someone has to ask it for you.

One thing worth naming for candidates early in their careers: the 0-2 years of experience range means this is a place where you can build the foundational skills of real estate analysis. That said, Cirrus is looking for someone who already has solid Excel chops and can communicate findings to senior leadership without extensive hand-holding. Strong candidates will have some exposure to T-12s, financial modeling, or variance reporting, even if that experience came from internships or coursework. The candidates who stand out will be the ones who treat a reporting request as an opportunity to surface something useful, not just to fulfill an ask.

Benefits include health, dental, and vision insurance, life insurance, paid holidays, sick time, vacation time, and a 401k plan with healthcare spending or reimbursement accounts.
