Maintenance Technician

MG Properties has spent more than three decades acquiring, developing, and managing apartment communities across the Western U.S. The company's footprint is substantial, and their San Diego portfolio reflects that scale. This opening sits in the college area, a submarket that keeps occupancy pressure consistent and service request volume high. That context matters when you're thinking about what this role actually looks like day to day.

The Senior Maintenance Technician here works across the full spectrum of trades. Plumbing, electrical, HVAC, appliance repair, painting, and grounds upkeep all fall within scope. Turn work is a real part of the job. Make-readies on a 200-plus unit property mean punch lists move fast, and the ability to close them without supervision separates a senior tech from someone still building their toolkit. You'll also carry on-call rotation, so after-hours response is part of the deal, not an occasional exception.

Customer service orientation matters as much as technical skill here. Residents notice how a tech enters a unit, communicates a delay, or follows up on a callback. On a college-area property, you're dealing with a high-turnover resident base, which keeps traffic steady and expectations blunt. The ability to stay composed and professional under that kind of volume is what keeps delinquency-driven frustrations from spilling into maintenance interactions.

What MG Properties is looking for

  • At least two years of apartment maintenance experience, preferably on a property of 200 units or more
  • Hands-on proficiency across trades: plumbing, electrical, HVAC/AC, and general repairs
  • Comfortable handling appliance repairs and unit turns independently
  • Strong resident-facing communication and a team-oriented approach
  • Reliable transportation and willingness to participate in on-call rotation

Pay runs $26 to $29 per hour depending on experience, with monthly bonuses and company profit sharing on top of base. Benefits include medical, dental, and vision coverage, a 401(k) with employer match, paid time off, paid holidays, sick time, and a rental discount. That last one carries real weight in the San Diego market, where housing costs compress take-home pay across the board.

Senior techs who build strong diagnostic speed and resident rapport at this level often move into lead or maintenance supervisor roles as portfolios grow. MG Properties operates at regional scale, which means internal mobility is a realistic path, not just a recruiting line.
