What You'll Actually Do

This role sits at the front door of Villages of Georgetown, a Berkshire-owned and managed community in the Georgetown, TX market. You're the first real human interaction most prospects have with the property, and that matters. Your day moves between giving tours, following up on leads, closing leases, and making sure the office and model units are ready to show at a moment's notice. Berkshire expects a closing ratio of at least 20%, so you'll need to read prospects well, understand what they're looking for, and guide them toward a decision without being pushy about it.

Beyond leasing, you stay plugged into what's happening locally: which competitors are running concessions, where occupancy trends are heading, and what's driving traffic to the property. You bring those observations to your property manager and contribute ideas for improving marketing and resident satisfaction. Resident communication doesn't stop at the lease signing either. Strong written and verbal follow-through with current residents is part of keeping the community feeling well-run and cared for.

Tour routes and model units are your showcase. You're responsible for keeping them looking sharp, which means inspecting them regularly and flagging anything that's off. Small details add up when someone's deciding where to live.

What You Bring

  • At least two years of customer-facing experience, leasing or otherwise
  • A genuine comfort with people: different personalities, different situations, different needs
  • Strong written and verbal communication skills
  • Solid administrative habits and attention to detail
  • Ability to pick up new technology without much friction
  • Energy that holds up across a full shift, not just the first hour

The Human Side of This Role

Georgetown has grown quickly over the last several years, and that growth brings a mix of prospective residents: retirees, remote workers relocating from larger metros, and families looking for space outside Austin. Knowing how to read different buyer personalities and adjust your approach is what separates a consultant who hits quota from one who builds genuine community trust. Residents who feel heard during the leasing process tend to renew. That connection starts with you.

Berkshire operates as both owner and manager, which means the decisions made at the property level actually matter to the investment side of the business. You're not working for a third-party operator trying to satisfy an outside client. That structure tends to give on-site teams a bit more autonomy and accountability at the same time. Benefits include three weeks of vacation, a 25% rent discount, and personal development plans, among others.
