Student housing runs on relationship velocity. Prospects arrive with parents, compare multiple communities in a single afternoon, and make decisions fast. The ETM role sharpens your ability to read a prospect's priorities mid-tour, translate amenity features into lifestyle fit, and close without pressure. You'll also feed real market intelligence back to your management team by tracking objections, flagging messaging gaps, and spotting local marketing opportunities. That loop between frontline conversations and strategic feedback is something most Leasing Consultants in conventional multifamily don't practice until years later.

On the administrative side, you'll handle package management, office operations, maintenance coordination, and after-hours lockout support. These tasks teach property rhythm: how a well-run office affects resident satisfaction and how small operational gaps become big complaints. Understanding that rhythm early makes you more effective in every role that follows.

What the Responsibilities Actually Look Like

• Conduct community and amenity tours, prioritizing prospect communication throughout the leasing cycle
• Assist with social media content and platform engagement to support the community's marketing presence
• Help plan, promote, and execute resident engagement and experience events
• Log and retrieve resident packages, maintain office and common area cleanliness
• Schedule and follow up on maintenance requests to support timely resolution
• Participate in after-hours on-call rotation for lockout assistance
• Represent the community professionally both inside and outside the office

Availability during summer and Turn periods is required. Student housing Turn is one of the most operationally intense weeks in property management, and getting exposure to it at this stage accelerates your understanding of how large-scale make-ready operations work under deadline pressure.

Where This Role Tends to Lead

ETMs who develop strong leasing instincts and learn to read traffic patterns, objection trends, and conversion rates move into Leasing Manager or Assistant Manager roles with a practical foundation that's hard to replicate from conventional multifamily. This is a part-time position based on-site at Redpoint San Marcos in San Marcos, Texas. Work authorization in the United States is required; visa sponsorship is not available.
