Residential Porter - Ashburn, VA
ComstockComstock's ParkX division keeps a portfolio of mixed-use properties in Northern Virginia looking sharp, and this porter role sits at the front line of that effort. You're the person residents, guests, and staff see every day. How the property looks and feels reflects directly on your work.
What You'll Actually Do
The core of this job is keeping common areas clean and presentable on a consistent schedule. That means lobbies, restrooms, sidewalks, and public spaces , daily cleaning rounds, pressure washing as assigned, trash removal, and restocking supplies. You'll follow checklists and cleaning schedules set by the Senior Operations Manager, and you'll document what you find: supply levels, equipment issues, safety hazards, anything that needs a management decision.
Event support is part of the job too. When the property hosts gatherings, you'll help with setup and breakdown, and you'll handle any cleanliness issues that come up before, during, or after. Weekend and after-hours availability comes with the territory, especially during busy periods.
You'll also cover for coworkers when they're out, keep your janitorial closet organized and hazard-free, and complete end-of-shift documentation so the next person knows exactly where things stand.
What You Bring
- High school diploma or equivalent
- Valid driver's license with no major violations
- Ability to lift up to 50 pounds and handle physical work across variable conditions (heat, cold, outdoor/indoor, chemical exposure)
- Availability for weekends and after-hours as needed
- Solid time management and the ability to work independently without constant direction
- A professional, courteous manner with residents, guests, and staff
- Attention to detail on checklists and documentation
A Few Things Worth Knowing
Ashburn is one of the faster-growing submarkets in the DC metro area. Comstock's ParkX properties in the region are mixed-use developments with active retail and residential traffic, which means this porter role sees more variety than a standard apartment community would. You're not just cleaning a hallway; you're maintaining shared spaces that hundreds of people move through on a daily basis.
The pay range for this position runs $15 to $17 per hour, with a benefits package that includes medical, dental, vision, 401(k) match, life insurance, parental leave, and an annual professional development fund. Comstock also notes genuine advancement opportunities within a growing portfolio, so for someone who wants to build a career in property operations, there's a path here beyond the porter role.
