Weinstein Properties has been family-owned for over 70 years, operating more than 60 apartment communities across Virginia, North Carolina, Texas, Tennessee, and Georgia. The Addison at Swift Creek community in Midlothian is looking for a Groundskeeper to join the on-site team. This is a Monday through Friday, 8am to 5pm position, which is genuinely one of the better schedules in residential property management for an hourly role.

The work is physical and repetitive, and Weinstein says so plainly before you ever apply. You'll pick up trash and pet waste daily. You'll trash out vacant units. You'll use backpack blowers, power washers, and a golf cart or trailer to move around the property. Some days you'll do light painting or housekeeping tasks. You'll be outside year-round, which in central Virginia means hot, humid summers and cold, wet winters. Lifting up to 50 pounds regularly is part of the routine, not the exception. If that's the kind of work you find satisfying, this role has real merit. If you're hoping it's mostly mowing and mulching in pleasant weather, it isn't.

What makes groundskeeper roles at communities like this one worth considering is the path forward. Weinstein has stated openly that they train people into Maintenance Technician roles. That's a meaningful step up in pay, skill set, and long-term career options. The groundskeeper position is where a lot of solid maintenance techs get their start because they spend time learning the property, building relationships with the maintenance team, and developing habits around proactive care. If you come in with a good attitude and stick around, that trajectory is real.

Pay starts at $16.50 per hour with quarterly bonuses. There's also a $1,000 stay-on bonus available after 90 days in good standing.   • Are genuinely open to learning maintenance skills over time

No specific experience is required. What Weinstein is selecting for is reliability and work ethic. If you've got those, the rest can be taught.
