Regional Real Estate Manager - San Diego Region
Sunrise ManagementThird-party fee management at the regional level is a different animal than in-house work. You're not just accountable to your company's performance standards. You're accountable to owners who have their own return expectations, their own timelines, and their own tolerance for variance. Sunrise Management operates in that space, and this role sits at the center of it.
The Regional Real Estate Manager position covers a portfolio of multifamily properties across the San Diego region, reporting to a Regional Vice President or Regional Asset Director. The scope includes everything from on-site team supervision to budget preparation to owner communication. You're the connective tissue between what's happening at the property level and what ownership needs to see at the portfolio level.
What the Work Actually Looks Like
A meaningful portion of this role is financial. You'll prepare annual budgets, run monthly variance analyses, and identify where NOI is slipping and why. That might mean expense creep on a mid-renovation asset, delinquency trending the wrong direction at one property, or a marketing spend that isn't converting traffic to leases. You're expected to spot those problems and move on them, not wait for a directive.
Team management takes up the other major share of your time. You're supervising property managers and property administrators across multiple sites, which means performance reviews, hiring decisions in partnership with HR, and the kind of ongoing coaching that builds accountable site teams. Some of those conversations will be easy. Some won't.
Client relationship work is real and ongoing. In fee management, clients can and do move their assets. Keeping owner confidence means proactive communication, accurate reporting, and showing up when something goes sideways, not just when results are good.
Requirements Worth Taking Seriously
- Active California Real Estate License, in good standing. This is a hard requirement, not a preference.
- At least five years of multifamily property management experience with direct oversight of multiple properties
- Demonstrated ability to read and act on financial performance data, including budget-to-actual analysis
- Proficiency in Microsoft Office, particularly Excel for financial work
- Strong communication skills across audiences: site staff, regional leadership, and property owners
Candidates who tend to stand out in regional roles like this are the ones who've already carried a portfolio through something difficult. A lease-up, a transition from a prior management company, a capex cycle that ran long. The technical skills matter, but the judgment that comes from having managed through pressure is what separates candidates who can describe the job from those who can actually do it.
The salary range is $120,000 to $150,000, combining base pay and supplemental wages. Benefits include medical, dental, and vision coverage, FSA options, company-paid life insurance, and paid time off.
