The Skills This Role Runs On

Regional work at this level is fundamentally a financial analysis and people management job, with property inspections and owner communications layered on top. If you've carried a multi-site portfolio, you already know that most of your day isn't spent walking units. It's spent reading T-12s, talking to on-site managers about delinquency trends, and explaining budget variances to ownership groups who want a clear answer about why NOI is off. Cirrus Asset Management is a third-party management shop, which means your relationship skills with outside owners matter as much as your operational chops. You're the primary contact between the company and those ownership groups, so the ability to put together a clean, honest presentation and deliver it without getting defensive is non-negotiable.

The financial fluency required here goes beyond reviewing monthly statements. You'll be analyzing occupancy, collections, concessions, and expense lines across a multifamily portfolio, then translating that into actionable plans for site managers and credible updates for owners. If you've managed through a lease-up or pushed a distressed asset toward stabilized occupancy, that experience applies directly.

What You'll Be Managing Day to Day

On the people side, you're responsible for the full employment lifecycle of on-site personnel across your assigned communities. Hiring, training, performance management, and when necessary, separating people who aren't performing. You'll work with each manager on goal setting tied to their individual capabilities, which takes more patience than most job postings acknowledge.

On the physical asset side, you're conducting regular inspections, following up on maintenance completion, reviewing preventative maintenance programs, and making capital recommendations. On the financial side, you're approving invoices above site-level thresholds, reviewing payroll, signing off on budgets, and monitoring receivables weekly. Resident escalations that the property manager can't resolve land with you.

  • Minimum three consecutive years as a multi-site community manager or area manager overseeing three or more properties
  • Direct LIHTC or other affordable housing program experience in Washington (preferred, not required)
  • Must reside in Washington State
  • Valid driver's license required
  • Demonstrated ability to present financial and operational performance to third-party ownership groups
  • Working knowledge of fair housing, landlord-tenant law, and disability accommodation requirements as they apply in Washington

What This Role Looks Like at Cirrus

Cirrus operates as a fee management company, which shapes how this role functions. Third-party owners have their own expectations, timelines, and definitions of success. The Regional Specialist here has to manage both up to ownership groups and down to on-site staff, often simultaneously. That's a different pressure than working for a vertically integrated owner-operator where the asset is internal. Candidates who've worked in fee management before tend to adjust faster because they already know how to communicate operational realities to clients who didn't build the budget themselves.

The preferred LIHTC experience is worth noting. Washington has active affordable housing programs, and if your portfolio includes tax credit communities, you'll find that compliance documentation and file auditing get more attention here than at a straight market-rate shop. Even if LIHTC isn't your background, a comfort level with compliance procedures and resident file auditing is genuinely useful in this role.
