Regional roles in multi-family management tend to fall into two categories: glorified troubleshooters who spend their days putting out fires, and genuine portfolio stewards who drive NOI with intention. CYM Living is building toward the latter. This is a vertically integrated firm headquartered in Chicago with deep roots in real estate investment, and they want a Regional Property Manager in Indianapolis who can own the full picture across a portfolio of multi-family communities.

The scope here is what you'd expect from a serious regional position. You'll be accountable for occupancy, revenue, and NOI performance across multiple properties, with regular site inspections, financial reviews, and variance analysis built into your rhythm. Budget ownership is real: you'll develop annual operating budgets, track month-over-month performance against those budgets, and bring a point of view on where expenses can be tightened without sacrificing asset condition. Delinquency and bad debt are yours to monitor and manage. Capital projects, renovations, and property transitions fall under your coordination as well.

On the people side, you'll recruit and develop Community Managers and support staff, run performance evaluations, and contribute to succession planning. CYM's stated emphasis on internal growth means the expectation is that you're building a bench, not just filling slots. Escalated resident issues and compliance matters, from fair housing to local landlord-tenant law, land on your desk when site teams need backup.

What the Role Actually Requires

  • 5 to 7+ years of progressive multi-family property management experience, with at least 3 years in a multi-site or regional capacity
  • Demonstrated track record managing budgets and hitting NOI targets
  • Working knowledge of fair housing regulations and applicable landlord-tenant law
  • Proficiency with property management software (Yardi, AppFolio, RealPage, Entrata, OneSite, or comparable platforms)
  • Valid driver's license and comfort with regular regional travel between properties
  • Bachelor's degree in a related field, or equivalent professional experience

The candidates who perform well in regional roles like this one have usually spent real time on-site before moving up. They know what a well-run make-ready program looks like, they can read a T-12 without needing someone to walk them through it, and they've personally coached a struggling Community Manager back to competency instead of just replacing them. Financial fluency matters here, but so does the credibility that comes from having actually managed a lease-up or worked through a difficult occupancy recovery. Indianapolis has a competitive mid-market multi-family environment with a mix of garden-style and mid-rise product, so familiarity with that asset class and price point will serve you well.
