It's a Tuesday morning and you're standing in the leasing office of a new-build community in Thornton, walking through traffic numbers with a Community Manager before heading north to check on a stabilized asset in Fort Collins. By noon, you'll be reviewing a punch list with a maintenance lead. That's the rhythm of this role.

The Scope

AIR Communities operates apartment communities across major U.S. markets, and this position covers a Northern Colorado portfolio that spans both lease-up assets and mature, stabilized properties. The two types demand different thinking. A new-build community needs aggressive leasing strategy, concession discipline, and close attention to early occupancy trends. A stabilized asset needs operational consistency, retention focus, and tight expense management to protect NOI. You'll be doing both, often in the same week.

This is a field-based role by design. Four to five days per week, you're at properties, not working remotely. You'll lead Community Managers and their onsite teams, which means coaching on sales process and leasing metrics, addressing delinquency, managing budgets, and keeping resident satisfaction scores where they need to be. You'll also partner closely with maintenance to make sure make-ready timelines stay on track and community standards hold up across the portfolio.

Financial accountability is real here. You're responsible for budget oversight, revenue growth, and expense management across multiple assets. A general understanding of property financials isn't enough; you need to be comfortable reading a T-12, identifying where performance is slipping, and adjusting strategy accordingly.

What AIR Is Looking For

  • At least five years leading multifamily teams across multiple communities, with measurable results in occupancy, leasing performance, and resident retention
  • Experience managing a portfolio that includes lease-up or new construction alongside stabilized assets
  • Strong financial acumen: budgets, expense control, and revenue growth strategies
  • Hands-on, present leadership style. This role doesn't work for someone who manages from a distance
  • Familiarity with property management platforms such as OneSite, SmartRent, or Salesforce
  • A background in competitive, metrics-driven sales environments, whether in multifamily, hospitality, or similar fields

Compensation is $120,000 to $140,000 annually, plus an annual target bonus. AIR also offers medical, dental, vision, and life insurance, HSA/FSA options, company-paid short and long-term disability, a 401(k) with up to 6% employer contribution, paid parental leave up to 16 weeks, tuition assistance, and a 25% rent discount at any AIR community. Northern Colorado's multifamily market has added significant supply over the past few years, particularly in the Greeley and Fort Collins corridors. That means the leasing environment is more competitive than it was even three years ago, and concession strategy matters more at the community level. Candidates who have managed through a lease-up in a supply-heavy submarket will have a real advantage here.
