What You'll Actually Do

This Regional Property Manager role sits at the intersection of student housing operations, financial oversight, and sales strategy across a portfolio of properties in the San Antonio and Austin markets. You're the connective tissue between corporate directives and on-site execution. That means regular property visits to assess curb appeal, maintenance operations, capital improvements, and brand consistency, plus the financial discipline to run monthly variance calls, review delinquency trends, and guide General Managers through budget season. When occupancy softens or closing ratios slip, you're the one building the strategy to correct it, not just flagging the problem.

The turn process in student housing is unlike anything in conventional multifamily. You're coordinating mass move-outs and move-ins within a compressed window, often measured in days rather than weeks. Strong candidates have managed this at scale before and understand what it takes to keep a team focused when the calendar is unforgiving.

On the revenue side, you'll work alongside a Regional Revenue Manager on weekly leasing strategy calls, analyzing traffic, closing ratios, and unit mix configurations to hit targeted occupancy and revenue goals for each sales year. You'll also evaluate renewal incentives, new resident concessions, and premium structures as part of the annual revenue plan. The sales component here is more analytical than most regional roles in conventional PM.

What You Bring

  • Demonstrated experience managing a portfolio of properties at the regional level, ideally in student housing or lease-up environments with compressed leasing cycles
  • Fluency in financial reporting: variance analysis, capex oversight, delinquency management, and budget development alongside General Managers
  • Experience coaching and developing on-site teams, including holding managers accountable to leasing goals and operational standards
  • Comfort working with leasing intelligence platforms and market data to shape strategy, not just review it
  • Ability to be physically present at properties in the San Antonio and Austin area on a regular basis, with availability for emergency coverage when site leadership gaps arise
  • Eligibility to work in the United States without visa sponsorship
