Regional Manager

Where This Role Lives in the Organization

Regional property management at this level is fundamentally a relationship-management discipline dressed in operational clothing. The financials matter, the inspections matter, the compliance matters. But what separates a strong senior regional manager from a capable one is how well they hold together a web of people: site teams spread across a market, clients with real money and real expectations, and a corporate leadership team that needs accurate information to make good decisions. CloudTen Residential is looking for someone who understands that dynamic and thrives inside it.

CloudTen manages a genuinely varied multifamily portfolio across the West, and their Portland metro group reflects that variety. Hotel-to-residential conversions, high-rise lease-ups, value-add repositioning plays. Each of those asset types carries different operational rhythms, different resident profiles, and different client expectations around performance. The person in this role needs to be comfortable context-switching between a lease-up where traffic and concessions dominate the weekly conversation and a stabilized asset where NOI discipline and delinquency management take center stage.

What the Work Actually Involves

This is a senior leadership position overseeing multiple properties and the managers who run them day-to-day. You're not the person solving a broken HVAC unit at 7am. You're the person who built the team that handles it, coached the manager who escalates it correctly, and reviews the capex line to know whether that unit should be repaired or replaced. The work is a mix of people development, financial oversight, client communication, and strategic planning, and all four have to move together.

Day-to-day, you'll be reviewing monthly financials across the portfolio, preparing and monitoring budgets, and catching variances before they become problems. You'll conduct property inspections with an eye toward operational consistency, not just curb appeal. You'll carry relationships with existing clients and help develop new ones, which means being fluent in how a T-12 tells a story and how to present a repositioning plan that earns trust.

On the people side, you'll provide direct mentorship and oversight to regional managers, assistant regional managers, district and area managers, and property administrators. That's a meaningful leadership span. Performance evaluations, sensitive personnel situations, recruitment, team culture. It all lands here.

Key qualifications CloudTen is looking for:

  • At least five years of directly relevant multifamily experience, ideally at the regional or multi-site level
  • Strong financial acumen, specifically around property financial reports, budget preparation, and income and expense analysis
  • An active real estate license (preferred)
  • Proficiency in Microsoft Office, Word and Excel in particular
  • High school diploma or equivalent required; college degree or related coursework is a plus

What tends to separate strong candidates here is the combination of financial sharpness and people instincts. Plenty of regional managers can read a T-12. Fewer can walk into a site that's underperforming, figure out quickly whether the problem is operational, personnel, or market-driven, and then build a credible path forward with the site team rather than around them. That's the skill set CloudTen is hiring for.

The role carries a compensation range of $145,000 to $160,000 depending on experience, structured as a combination of base pay and expected supplemental wages. A hybrid work model is in place, alongside medical, dental, and vision benefits, FSA options, company-paid life insurance, and paid time off.
