Regional Property Manager - Las Vegas
AIR CommunitiesAIR Communities runs a portfolio of well-regarded apartment communities across major U.S. markets, and their Las Vegas footprint needs someone who can hold together the operational and human sides of multi-site leadership at the same time. This Regional Property Manager role sits above the Community Managers, which means your daily reality is less about the properties themselves and more about the people running them.
That distinction matters. You're coaching leaders, not just managing tasks. When a Community Manager is struggling with delinquency trends or a tough make-ready backlog, you're the person who helps them think through it rather than solving it for them. When occupancy dips on one asset and traffic isn't converting, you're reading the T-3 and asking better questions before defaulting to concessions. Strong candidates in this kind of role tend to have already made the mental shift from "best site manager" to "leader of managers," and that shift is harder than most people expect.
The financial scope here is real. You'll own budget oversight, forecasting, and expense management across multiple communities, and you'll need to connect what's happening on the ground to what shows up in the numbers. Las Vegas has its own rhythms. The rental market there can move quickly, and resident turnover patterns don't always follow national norms. Familiarity with how this market behaves, especially around lease-up pace and seasonal occupancy swings, will give you a head start in conversations with ownership and regional leadership.
What you'll bring to the table
- At least five years of leadership experience in property management or a comparable customer-facing industry, with demonstrated success managing multiple teams
- Genuine financial acumen, including budgeting, forecasting, and revenue management across a portfolio
- Comfort with property management platforms like OneSite, SmartRent, or Salesforce
- The ability to interpret KPIs and operational data and turn them into actionable direction for your teams
- Strong communication and coaching skills, particularly with people who are themselves in leadership roles
The compensation range sits between $125,000 and $140,000 annually, with a 15% target bonus opportunity.
