This is a portfolio-level operations role with Asset Living, one of the larger third-party management firms in the country. As Regional Manager based in Dallas, you'll carry full accountability for a portfolio of communities, overseeing everything from daily leasing activity and maintenance responsiveness to budget performance and personnel decisions. You're not reviewing reports from a distance. You're making calls on staffing changes, approving vendor contracts, monitoring delinquency trends, and working directly with Community Managers to keep NOI on track.
Financial oversight is a core part of the job. You'll build and defend annual operating budgets, write monthly variance narratives on income and expense lines that drift off target, and flag capex needs before they become emergencies. On the leasing side, you'll develop yearly marketing plans, assess whether on-site teams are converting traffic effectively, and step in to course-correct when occupancy or renewal performance slips. You'll also manage resident retention strategy at a portfolio level, not just site by site.
Personnel management takes up a meaningful share of the role. You'll hire, coach, and when necessary terminate Community Managers and their teams. You'll approve salary change requests, review counseling documentation, and ensure that HR processes are followed correctly across every site. Asset Living operates across multifamily, affordable housing, student housing, build-to-rent, and single-family rental, so the properties under your oversight may span more than one product type.
What You Bring
- Demonstrated experience managing a multi-site residential portfolio, with full P&L responsibility
- Comfort reading and explaining financial statements, T-12s, and budget-to-actual variances
- Experience hiring and developing on-site leasing and maintenance staff
- Working knowledge of Fair Housing regulations and the liability considerations that come with offsite leadership
- Strong instincts around leasing strategy, including when to adjust concessions, pricing, or marketing approach based on occupancy and traffic data
- Ability to manage multiple competing priorities across sites without losing visibility into any one property
Market and Role Context
Dallas is one of the most competitive multifamily markets in the country, and supply pressure from new Class A deliveries has kept concessions elevated across several submarkets. A Regional Manager here needs to understand how to defend occupancy and rental rates when nearby lease-ups are offering significant move-in incentives. The ability to read a T-3 and adjust strategy quickly, rather than waiting for monthly reporting cycles, separates strong candidates from average ones in this market.
Asset Living operates as a fee management firm, which means you're accountable not just to internal metrics but to ownership relationships. Accurate financial reporting, clean closeouts, and proactive communication with ownership are part of what makes a Regional Manager effective here. Candidates who come from in-house roles and haven't worked in third-party management should expect a steeper adjustment to those dual accountability demands.
