Affordable Housing Regional Management at Scale

Asset Living ranks in the NMHC top 50 and operates one of the largest third-party management portfolios in the country, spanning multifamily, student housing, build-to-rent, and affordable housing. This Regional Manager role sits inside that affordable housing division, covering a portfolio of communities in the Oklahoma City area. The operational scope is broad: LIHTC compliance, Section 8 administration, NOI performance, staffing, capex oversight, and regulatory agency relationships all fall under this position.

What the Work Actually Looks Like

A significant portion of this role is compliance-driven in ways that typical market-rate regional work isn't. LIHTC application reviews, annual recertification monitoring, file audits, and semi-annual physical inspections are recurring responsibilities, not occasional ones. Regulatory agencies expect documentation to be clean and timely, so the administrative discipline here matters as much as the leasing instincts.

On the financial side, you'll build and own yearly operating budgets, write monthly variance analyses on income and expense line items, and surface capex recommendations to ownership. The goal is NOI improvement through both cost discipline and revenue strategy. Delinquency monitoring, vendor invoice coding and reconciliation, and accurate property closeouts are part of the monthly rhythm.

Personnel management covers the full cycle: screening and hiring site staff, coaching underperformers, approving timesheets, processing salary increase requests, and coordinating with HR on documentation and terminations. You're the off-site leader, so site teams lean on you to set standards and hold them.

  • Ensure full compliance with EHO, Affirmative Fair Housing, LIHTC, and Section 8 requirements
  • Monitor recertification processes and conduct file reviews and physical inspections
  • Develop annual operating budgets and provide written monthly financial variance reporting
  • Hire, train, coach, and when necessary, performance-manage on-site staff
  • Oversee large project proposals, contracts, and work-in-progress at each site
  • Develop marketing and leasing strategies to drive occupancy and support rent growth
  • Manage resident retention programs and respond to escalated resident concerns
  • Support emergency response protocols across the portfolio

What Separates Strong Candidates

Affordable housing regional management demands a different skill set than market-rate. Candidates who have only managed Class A lease-ups often underestimate the compliance burden. The strongest applicants here will have hands-on LIHTC experience, understand what a failed file review costs in time and agency relationship capital, and know how to keep site teams disciplined on recertification timelines without micromanaging every interaction. If you've managed a portfolio where occupancy was near 100% but a single audit finding could trigger a tax credit recapture event, you understand the stakes. That compliance-plus-operations combination is what this role requires.

Asset Living's AMO accreditation through IREM reflects a commitment to professional management standards, which tends to mean structured processes and clear reporting expectations. Regional managers here work within that framework while driving results across their individual portfolios.
