Regional Manager

You're on a call at 8 a.m. reviewing last month's T-12 for a property that missed NOI targets, and by noon you're walking a site with a community manager who needs coaching on leasing follow-up. That's a Regional Manager's day at Asset Living. The role covers the full range, and it moves fast.

What This Role Covers

Asset Living is a third-party management firm, and this Regional Manager position oversees a portfolio of multifamily communities in the Atlanta market. You're the offsite leader accountable for operations, personnel, financial performance, leasing strategy, and compliance across every property in your book.

On the personnel side, you screen, hire, coach, and develop on-site staff. You handle counseling documentation, performance management, and terminations when necessary. You approve timesheets and salary requests, and you work directly with HR and senior leadership when situations escalate.

Financially, you build and own the yearly operating budgets. You track income and expense variances monthly, write evaluations when line items drift off-budget, and flag capex needs before they become emergencies. You also oversee vendor contracts, invoice coding, and deposit reconciliation to keep each property's financials clean at closeout.

Leasing strategy falls to you as well. You develop annual marketing plans, sharpen site-level leasing techniques, and monitor conversion and follow-up across your portfolio. Resident retention programs, including events and outreach, are part of the mix. So is handling escalated resident complaints when on-site staff can't resolve them.

On the administrative and maintenance side, you conduct regular property inspections, monitor service request turnaround, and make sure punch list items get closed. You coordinate emergency response procedures and ensure your teams follow company guidelines when something goes wrong on-site.

What Strong Candidates Bring

• Demonstrated experience managing a multifamily portfolio as a regional or multi-site leader
• Comfort reading and presenting financial statements, including budget-to-actual variance analysis
• Experience developing site-level staff, including performance documentation and HR coordination
• Solid working knowledge of fair housing regulations and risk management practices
• Ability to manage multiple community managers and keep each site accountable without micromanaging
