Regional Manager

Sunrise Management's District Manager role covering San Diego County sits at the intersection of operations, finance, and people leadership. You're overseeing a portfolio of multifamily residential communities, holding together the work of onsite teams while staying accountable to ownership's asset performance goals. It's a role that draws on everything you've built as a property manager and pushes you to apply it at scale.

The craft this role demands is portfolio thinking. You're not managing one property's occupancy or one team's morale. You're reading patterns across communities, reconciling why one site's delinquency is creeping up while another's make-ready cycle is running long, then translating those observations into coaching conversations with Community Managers who need clarity, not just direction. Strong financial literacy is a prerequisite here. You'll review monthly statements, assist in building annual budgets, and monitor operating expenses across the portfolio. Knowing how to read a T-12 and spot where NOI is getting compressed before ownership asks about it is the baseline.

The skill this role builds is client relationship management at the ownership level. Preparing operational updates, drafting business plan recommendations, and aligning your property strategies with ownership goals requires a different register than day-to-day site leadership. Managers who move from this role into senior asset management or fee management leadership often cite this owner-facing communication experience as the skill that opened those doors.

San Diego County's rental market is competitive and layered, with a mix of Class A communities, naturally occurring affordable housing, and properties operating under tax credit or bond program compliance requirements. If your portfolio includes affordable or mixed-income assets, that compliance layer adds real complexity to your delinquency management, resident selection criteria, and regulatory reporting. Sunrise notes this experience is relevant depending on the assigned portfolio, so candidates with that background will carry an advantage.

A valid California DRE license in good standing is required and must remain active throughout employment. This is a firm condition, not a preference.

What Sunrise is looking for

  • At least 4 to 6 years of multifamily property management experience with multi-site supervisory responsibility
  • Active California Department of Real Estate (DRE) license
  • Working knowledge of Fair Housing law and California landlord/tenant statutes
  • Comfortable with Yardi, RealPage, or comparable property management software
  • Experience with affordable housing, tax credit, or bond program compliance (valued for relevant portfolios)
  • Professional designations such as CAM, CAPS, ARM, or CPM are preferred, not required

The compensation range is $70,000 to $75,000 depending on experience. Benefits include medical, dental, and vision coverage, company-paid life insurance, an FSA option, and paid vacation, sick leave, and holidays. Sunrise describes itself as a company focused on resident hospitality and creating positive living experiences, which tends to mean their District Managers are expected to model that tone with onsite teams, not just enforce operational standards from a distance.
