Regional Maintenance Supervisor
Ackermann GroupRegional maintenance leadership at a multi-site level is a different job than being a strong on-site tech. The hands matter, but so does the ability to coordinate people, manage vendor relationships, and keep multiple properties moving at the same time. Ackermann Group, a Midwest real estate and property management organization with roots going back to 1938, is hiring a Regional Maintenance Supervisor to do exactly that across communities in the greater Indianapolis area.
What the Work Actually Looks Like
Your days split between being on the tools and stepping back to manage the picture. You'll troubleshoot and repair across trades, including plumbing, electrical, HVAC, carpentry, appliance repair, and painting, while also keeping make-ready schedules on track, ensuring vacant units hit market-ready condition, and making sure amenity spaces stay presentable. Snow removal, after-hours emergency response, and preventive maintenance coordination are all part of the job. You'll manage supplies and parts inventory, negotiate with vendors and service providers, and keep the maintenance budget in order across your communities.
On the people side, you'll participate in hiring maintenance staff, run regular team meetings, and work directly with Community and Regional Managers to stay aligned on priorities. Capital improvement projects will also land on your plate at the planning and execution level. This role sits at the intersection of trades skill, supervisory accountability, and operational coordination.
Who Fits Well Here
- Three or more years of broad maintenance experience, with supervisory experience required
- EPA Type I and II Certification required; CPO certification preferred
- Comfortable working in Microsoft Outlook and Office products
- Valid driver's license, proof of insurance, and reliable transportation (this is a multi-site role)
- High school diploma or equivalent
The candidates who tend to do well in regional maintenance roles have usually managed the tension between being the most technically capable person on the team and knowing when to let their staff take the lead. Strong vendors relationships help, too. Regional supervisors who've built a reliable bench of contractors they trust, and who can negotiate on rates without burning goodwill, make their own jobs considerably easier over time.
The Organization Behind the Role
Ackermann has been developing and managing properties in the Midwest for over 85 years. That kind of longevity usually signals stability in staffing, consistent processes, and genuine investment in the people who stay. This role comes with competitive hourly pay, quarterly bonus potential, lease renewal commission eligibility, health benefits, a 401k with company match, paid time off including your birthday, an employee rent discount at Ackermann communities, and career coaching and development. The standard schedule is Monday through Friday, 8am to 5pm, with an on-call rotation for after-hours emergencies as directed by the Regional Facilities Director. The after-hours component is real and worth factoring in as you evaluate the fit.
