Exciting Maintenance Super Opportunity - $1,000 Sign-On Bonus: Delhi Community
DePaul Housing ManagementWhat You'll Actually Do
Turns are the heartbeat of this role. When a unit goes vacant at Delhi Community, your job is to assess the condition quickly, build a realistic timeline, and get it rent-ready without dragging out the process. That means keeping paint, supplies, and basic materials stocked before you need them, not scrambling after a move-out happens. Occupancy depends on how fast and clean your turns are, and the Community Manager will be counting on you to communicate honestly when multiple units stack up at the same time.
Beyond turns, the work is what you'd expect from a full-scope maintenance superintendent role: work orders, preventive inspections, grounds care, cleaning of common areas, vendor coordination, and building safety oversight. DePaul Housing Management also uses property management software to document work orders and inspections, so comfort with basic technology (or willingness to learn it) matters here.
The on-call piece is real and worth knowing upfront. You'll rotate weekend on-call with the Community Manager and a live-in technician. When it's your weekend, you're considered on-duty from Friday at 4:00 p.m. through Monday at 7:00 a.m. and need to stay within 30 minutes of the property. Emergencies happen, and your phone needs to be charged and reachable. This isn't a dealbreaker for the right person, but it's a genuine commitment and you should go in with eyes open.
What You Bring
- Prior experience as a maintenance superintendent or in a closely related maintenance role
- Hands-on skills in some combination of electrical, plumbing, carpentry, painting, and equipment repair
- Experience with grounds care, snow removal, and exterior upkeep
- Ability to assess a vacant unit accurately and estimate turnover time without being walked through it
- Comfort working with the resident population this property serves
- Basic tech literacy for work order and inspection documentation
- A habit of planning supply needs ahead rather than reacting to shortages
A Few Things Worth Knowing
DePaul is a housing management organization, which means this property likely serves residents who need stable, well-maintained housing as a foundation. That context shapes the work. Residents here aren't hotel guests, and they're not luxury renters. They're neighbors, and how you interact with them, their families, and visitors day to day matters as much as your wrench work.
The organization's stated priority is employee safety, meaning you won't be expected to take on tasks outside your skill set or without proper equipment. That's genuinely good policy, and worth noting for candidates who've worked places where the pressure to just get it done overrode common sense.
Strong candidates for this role tend to be self-directed planners who don't wait to be told a unit needs attention or a supply is running low. The difference between a superintendent who moves turns in four days and one who takes twelve usually comes down to preparation and communication, not just speed. If you've built a track record of tight turns and proactive inspections, that background translates directly here. A $1,000 sign-on bonus is included with this position.
