Maintenance Supervisor - Britton Woods Apartments
Ackermann GroupBritton Woods is a 352-unit community in Dublin, Ohio, and Ackermann Group needs a Maintenance Supervisor who can run it. That means owning the make-ready schedule, keeping amenities market ready, managing a budget, handling vendor relationships, and doing hands-on trade work when the situation calls for it. Dublin is a competitive submarket, and residents at a property this size notice when things slip.
Ackermann has been in real estate development and property management in the Midwest since 1938. That kind of tenure means established processes, real infrastructure, and an organization that takes a long view on how it treats employees and properties. This isn't a company scrambling to build systems from scratch.
The day-to-day here is what you'd expect from a mid-size conventional community: service requests, make-readies, preventive maintenance, vendor coordination, and after-hours calls on rotation. What separates this role from a standard tech position is the supervisory weight. You're running a team, sitting in on the hiring process, leading regular staff meetings, and working alongside the Community Manager on capex planning. The administrative side is real. You'll track parts inventory, manage the maintenance budget, and document everything in the property's software platform. If you've been purely hands-on and haven't touched a budget or managed headcount, this will be a stretch.
EPA Type I and II certification is required. CPO and CAMT are preferred, as is experience with Aquatherm systems, which is a specific ask worth noting if you haven't worked with hydronic heating before. Across the trades, you should be competent at a specialist level in plumbing, electrical, carpentry, HVAC, appliance repair, and painting. At 352 units, you'll use all of it.
The honest challenge in a role like this: after-hours emergency calls don't stop because it's inconvenient, and keeping a team motivated through the grind of turns and service requests takes real leadership. The properties that run well usually have a Maintenance Supervisor who's consistent, organized, and communicates clearly with the office side. That's the profile Ackermann is looking for here.
