Asset Living runs a large and varied portfolio under third-party management, spanning multifamily, student housing, single-family rentals, affordable, and build-to-rent communities across the country. This role sits specifically within the student housing division, which has its own rhythm: pre-lease seasons that start early, renewal pushes measured against prior-year velocity, and leasing teams that often turn over right when things get busy. The Regional Leasing Specialist role is designed for someone who understands that cadence and can help multiple site teams execute against it simultaneously, all from a remote position.

The work breaks into three overlapping areas. First, there's leasing oversight: auditing lease files across a portfolio of student communities, monitoring closing ratios, tracking traffic trends, and identifying which sites are lagging and why. Second, there's marketing work, including helping develop annual marketing plans and budgets, building outreach campaigns, overseeing social media presence, and completing weekly market surveys that keep your intel current on competing properties. Third, and probably the most demanding piece, there's the people side. You're mentoring on-site leasing staff remotely and during site visits, coaching on technique, modeling what good follow-up looks like, and helping community managers hire and develop their teams. All three happen at once.

Remote delivery of training is harder than it sounds. You're not in the room when a leasing agent fumbles a tour, so your feedback loops rely on reporting data, call reviews, and whatever you observe during site visits. Strong candidates build habits around consistent follow-up and know how to read a weekly leasing report the way a doctor reads a chart, spotting what's off before it becomes a problem. If your coaching instincts only fire when you're physically present, this role will wear you down quickly.

What the role calls for

  • Demonstrated experience in leasing, ideally with student housing exposure
  • Comfort operating across multiple sites simultaneously without losing focus on individual property needs
  • Ability to develop and deliver training remotely, not just in person
  • Familiarity with marketing plan development and campaign execution
  • Strong written communication skills for marketing materials, reports, and regular updates to senior leadership
  • Working knowledge of market survey processes and competitive analysis
  • Willingness to travel for site visits as needed

The honest challenge here is coordination. You'll communicate regularly with SVPs, regional supervisors, marketing teams, and community managers, often about the same problems from different angles. Keeping everyone aligned without becoming a bottleneck takes discipline. The upside is that this kind of regional, cross-functional exposure builds skills that translate well into regional manager or director-level roles down the road. You'll develop a sharper eye for what separates a well-run lease-up from one that loses ground early and never recovers.
