Leasing Manager
Peak ManagementIt's a Tuesday afternoon, traffic from a weekend special is still trickling in, and one of your leasing agents just quoted the wrong floor plan price to a prospect. You catch it before the application goes through, correct it, coach the agent on the spot, and keep the tour schedule moving. That's a normal Tuesday at a 600-plus unit property.
The Role at Town & Country Apartments
Peak Management is hiring a Leasing Manager for Town & Country Apartments, a large garden-style community in Urbana, Illinois. At this unit count, you're not leasing yourself very often. You're running a team: setting goals, reviewing performance, monitoring conversion ratios, and making sure everyone on the floor understands Fair Housing compliance cold. The leasing office is your operation to manage.
Day-to-day, you'll develop and execute marketing plans to drive occupancy and maintain it, which means you understand what's moving traffic and what isn't, and you adjust accordingly. Budget preparation and leasing reporting are part of the job. Attention to detail matters here because you'll be accountable for numbers, not just activity. You'll also be expected to build genuine rapport with residents in ways that support retention, because at 600-plus units, delinquency and MTM exposure add up fast when renewals go sideways.
A valid driver's license and reliable transportation are required. The property has stairs, outdoor areas, and four seasons of Illinois weather, so physical mobility across the site is part of the routine.
What Strong Candidates Bring
- Demonstrated experience developing leasing marketing strategies and tracking their effectiveness against occupancy goals
- Prior team leadership or supervisory experience in a leasing environment
- Solid working knowledge of Fair Housing laws and the ability to train others on compliance
- Comfort with budget prep, reporting, and leasing operations at a property of meaningful scale
- Resident retention instincts, not just leasing instincts
The candidates who struggle in roles like this are usually strong individual leasing consultants who haven't made the mental shift to managing people yet. At this property size, your output is measured through your team's numbers, not your own tours closed. If you've already made that shift, you'll hit the ground faster.
Peak Management offers medical, dental, and life insurance, PTO (including your birthday, which is a nice touch), a flexible spending account, 401(k) with employer matching, on-call premium pay, and a sign-on bonus. Compensation is described as competitive.
