Hawthorne Residential PartnersThe Overlook at Sugar Hill needs a leasing consultant who understands that occupancy is built one conversation at a time. This is a front-line sales and service role where your daily traffic numbers, conversion rate, and follow-up habits directly shape the community's performance. Hawthorne Residential Partners, one of the 50 largest multifamily operators in the country, runs a purpose-driven culture they call "Live It." That culture starts at the leasing desk.
What You'll Actually Do
Your mornings typically start with incoming leads from the previous evening: web inquiries, voicemails, emails. You respond quickly, because speed-to-contact is one of the most predictable factors in lead conversion. From there, the day moves between tours, application processing, and follow-up calls to prospects still deciding. You're not just showing apartments; you're reading what matters to each prospect and connecting the community's lifestyle to their specific needs.
- Conduct personalized tours and respond to phone, email, and web inquiries with urgency
- Convert leads to signed leases through consistent follow-up and relationship-building
- Complete leasing applications, verification paperwork, and move-in documentation accurately
- Support occupancy and renewal goals alongside the community management team
- Coordinate and participate in resident events that drive retention
- Monitor competitor properties and local market activity to stay sharp on positioning
- Assist with social media and outreach marketing for the community
The schedule runs Monday through Friday, 9 a.m. to 6 p.m., and Saturdays from 10 a.m. to 4 p.m. One weekday off per week keeps the total at 40 hours. Occasional evening availability may be needed for resident events.
What You Bring
- At least one year of customer service, sales, or apartment leasing experience (preferred, not required)
- Confidence communicating in person, by phone, and in writing
- A natural ability to handle objections and guide prospects toward a decision
- Comfort with leasing software and digital communication channels
- Valid driver's license
- CALP certification is a plus, not a prerequisite
Trajectory and Compensation
Hawthorne operates a structured Career Path Program, and the leasing consultant role is a known entry point into assistant community manager positions. That promotion typically comes with exposure to budgets, delinquency management, and NOI reporting. Getting there means building a track record in leasing conversion and resident satisfaction first.
Compensation combines an hourly base with monthly leasing and renewal commissions, plus performance incentive programs.
