Property Manager

It's late July, and your leasing staff is running ragged closing the last wave of fall move-ins while maintenance is grinding through turn units on a tight punch list. That's the job. You're the one keeping both tracks moving without letting either fall apart.

The Role

PeakMade Real Estate is hiring a Property Manager for a student housing community in Newtown, Connecticut. This is a full onsite position with P&L responsibility. You're the site leader: managing staff, owning the budget, directing leasing strategy, and making sure NOI lands where it's supposed to. The turn cycle in student housing is compressed and unforgiving, and PeakMade expects the person in this seat to have already run one before.

On the financial side, you'll build the annual operating budget, report to your Regional Manager with accurate financial data, and monitor rent collections closely. Delinquency management and landlord/resident compliance fall on you. You're also expected to read a T-12, spot trends early, and recommend adjustments before problems compound.

Leasing strategy is a real part of this role. Student housing runs on lease-up cycles, and you'll direct the marketing and sales plans that drive occupancy toward budget. You'll make sure your team knows the product and the competitive set, and you'll stay close to market conditions yourself.

On the people side, you'll recruit, train, coach, and when necessary, document corrective action and handle terminations. Performance reviews, development conversations, and keeping a team functional through the pressure of peak season are all part of the expectation here.

What You'll Need

  • Four or more years of property management experience, full-cycle
  • Two years in student housing or campus-adjacent management, preferred
  • Demonstrated ability to build and manage an operating budget
  • Comfort reading and presenting monthly financial statements
  • Working knowledge of property management software; Entrata experience is a real advantage here
  • High school diploma required; college degree preferred
  • Full-time onsite presence is required, not negotiable

The candidates who tend to do well in this type of role understand that student housing runs on a different clock than conventional multifamily. The lease-up window is narrow, the turn is concentrated into a few weeks, and your residents (and their parents) have high service expectations. Experience managing those seasonal pressure points specifically is worth more here than raw years in the industry.

Compensation for this role is $80,000 to $85,000 annually. PeakMade also offers 401(k) match, up to 12 weeks of paid parental leave, PTO plus two additional wellbeing days, a housing discount, mentorship programming, and a few perks that reflect a company that takes retention seriously, including a 10-year anniversary trip and an annual leadership conference.
