Property Manager

Founders Hall is a student housing community in Tempe, Arizona, which puts it squarely in the orbit of Arizona State University, one of the largest universities in the country by enrollment. Managing student housing at that scale means your leasing calendar is dictated by academic timelines, your turns are compressed and intense, and your resident base turns over in ways that traditional multifamily doesn't. The Property Manager role here carries the full operational weight of that reality.

Yugo operates nearly 40,000 beds across 88 U.S. properties, so this position connects to a genuinely global organization. The reporting line is to a Regional Property Manager, and you'll be expected to communicate property performance clearly: occupancy trends, delinquency, budget variance, operating expenses. That means knowing your numbers well enough to explain them, not just read them off a report.

Day-to-day, the role covers the full spectrum of property operations. You'll lead the on-site team, oversee rent collection and delinquency management, coordinate leasing and marketing activity, manage vendor relationships, and handle the turn process when the academic year wraps. Student housing turns tend to be high-volume and time-compressed. Getting hundreds of units ready in a narrow window before move-in requires tight coordination between leasing, maintenance, and outside contractors. That's a meaningful part of this job, and candidates who've run turns at student or university properties will feel the difference immediately.

Financial oversight includes reviewing T-12 performance, contributing to annual operating and capex budgets, and identifying opportunities to improve NOI. You'll also monitor local market conditions, track competitor pricing, and help keep Founders Hall positioned competitively in the ASU-area market.

What you'll bring

  • At least three years of supervisory experience in residential property management or a related operational role
  • Hands-on experience running a property, with student or university housing experience a strong differentiator
  • Proficiency in Entrata, Yardi, RealPage, or a comparable property management platform
  • Working knowledge of Fair Housing regulations and applicable federal, state, and local compliance requirements
  • Strong communication skills and the ability to manage both team performance and resident relations effectively
  • A bachelor's degree in business or a related field, or equivalent residential management experience

Compensation is $70,000 to $75,000 annually, plus a fully compensated two-bedroom apartment on-site. The total package also includes health, dental, and vision benefits, 401(k) with 4% employer match, three weeks of PTO, paid parental leave, and eleven paid holidays.

The candidate who does well in this role typically has enough operational range to move fluidly between a budget conversation in the morning and a resident complaint in the afternoon without losing focus on either. Student housing rewards managers who can build real culture within a community, keep their team motivated through a demanding leasing cycle, and hold occupancy without letting delinquency creep up. Those three things together are harder than they look, and the operators who get all three right tend to advance quickly in this segment of the industry.
