Commercial Property Manager

What You'll Actually Do

This role sits at the center of daily operations for a Class A office portfolio in Dallas. You're the primary point of contact for tenants, owners, and vendors, which means your morning might start with a client call about an ownership report and end with approving an AP batch or walking a space after a vendor complaint. The financial side is real: you'll own the annual budget process, prepare monthly variance commentary, manage CAM reconciliations, and keep the general ledger clean. Expense recovery estimates, re-forecasts, capex coordination, and TI application processing all fall within your scope.

On the operational side, you'll conduct routine property inspections, manage vendor contracts, and stay ahead of building issues before they become tenant escalations. After-hours emergency calls are part of the job. Stream operates as a third-party management firm, so you'll work within client management agreements and report against their specific requirements, not just internal standards. You'll also carry supervisory responsibility for designated team members, including performance reviews and day-to-day oversight.

Cross-functional coordination is constant here. Stream structures its service delivery as a unified team across Construction, Leasing, Marketing, and Accounting, so you'll work with all of those groups on behalf of your clients.

What You Bring

  • At least 3 years of commercial property management experience, with direct supervisory responsibility
  • Hands-on experience building annual budgets, preparing ownership reports, and running CAM reconciliations
  • Proficiency in Yardi or MRI (Kardin, AvidXchange, or IMPAK experience is a plus)
  • Strong Excel skills and comfort working across financial reports and general ledger review
  • CPM or RPA designation, or active progress toward one
  • A bachelor's degree is preferred
  • Clear written and verbal communication, specifically in a client-facing and ownership-reporting context

Context Worth Knowing

Stream Realty Partners is a full-service commercial real estate firm founded in Dallas in 1996. They operate across office, industrial, retail, healthcare, and multifamily asset classes with billions in annual transaction volume and a national footprint. This is a fee management role, meaning your performance directly affects client retention. Owners expect clean reporting, accurate reconciliations, and proactive communication. The managers who stand out here aren't just operationally competent. They treat the client relationship like an asset in itself, and they understand that a well-run building shows up in the numbers. Dallas Class A office is a competitive market, which means tenant experience and operational tightness directly support leasing efforts. Strong candidates will have seen a full budget cycle, know how to read a T-12, and can explain a variance to an owner without needing a translator.
