Commercial Property Manager - Office, Retail, Mixed-use
Cirrus Asset ManagementCirrus Asset Management manages a mixed portfolio of office, retail, and mixed-use properties from its Woodland Hills headquarters, and this role sits at the center of that work. You'd carry direct responsibility for a commercial asset (or assets), reporting to a General Manager and interfacing daily with tenants, vendors, ownership groups, and Cirrus's internal accounting and leadership teams. The pace is real, and the accountability is real.
On any given day, that means reviewing a delinquency report and deciding how hard to push a struggling retail tenant, walking a suite to confirm it's show-ready before a prospective lease tour, reconciling a vendor invoice against a contracted scope, or fielding a service escalation that the building engineer couldn't resolve alone. The financial side is substantial: you'll own monthly performance reporting, budget-to-actual variance explanations, rent collections, and CAM reconciliations. If lease math isn't second nature to you yet, this role will push you hard.
What the job requires isn't just experience. It requires the kind of commercial lease literacy where you can read a 60-page office lease, identify the critical provisions, and translate them into operational decisions without waiting for someone else to interpret. Vendors need to know you understand their contracts. Tenants need to believe you're their advocate even when the answer is no. Ownership needs reports that are accurate, timely, and honest about where the property stands versus plan.
Strong candidates will have spent at least five years in commercial property management, ideally with office exposure, and will hold an active California real estate license. CPM or RPA designation is a plus, not a requirement. Yardi experience matters practically; familiarity with a service ticketing platform like Angus is a genuine differentiator in a commercial setting where tenant response time affects renewal conversations.
What Cirrus is looking for
- Bachelor's degree in business, real estate, or a related discipline
- Active California Real Estate license (required, not negotiable)
- Five to seven years of commercial property management experience, office focus preferred
- Demonstrated ability to read, abstract, and operationalize commercial leases
- Proficiency in Excel and Microsoft Office; Yardi or comparable platform experience
- CPM or RPA designation preferred
The salary range is $85,000 to $95,000 annually, with a standard Monday through Friday schedule. Benefits include health, dental, vision, life insurance, a 401k plan, and healthcare spending accounts, plus paid holidays, sick time, and vacation.
One honest note on fit: commercial property management at a mixed-use asset demands someone who can hold multiple relationships in tension without losing credibility with any of them. Tenants, ownership, and vendors all have competing interests. The person who thrives here doesn't pick sides reflexively. They read the situation, understand what the lease and the budget actually say, and make a defensible call. If that kind of complexity energizes you rather than exhausts you, this is worth a close look.
