Senior Property Manager
Lincoln Property CompanyYou're reviewing a delinquency report before your first tenant meeting of the day, already flagging two lease expirations coming up in the next six months that need renewal strategy before the client call this afternoon. That's the rhythm of this role: financial precision and relationship management running in parallel, constantly.
What This Role Actually Covers
Lincoln Property Company is hiring a Senior Property Manager in Sacramento to oversee a commercial portfolio that may span office, industrial, and retail assets. You'll serve as the owner representative for institutional clients, which means the monthly reports, annual budgets, and variance analyses you produce aren't internal formalities. They're client deliverables that directly shape how ownership evaluates the asset and your team's performance.
Day-to-day responsibilities include full lease administration oversight: tracking expirations, covenants, restrictions, and financial covenants that affect NOI. You'll manage AR proactively, including preparing legal notices with client approval, and you'll direct vendor sourcing and contract compliance, potentially consolidating procurement across the portfolio to drive savings. Emergency response planning, property inspections, and capex recommendations are also in scope.
This is a supervisory position. You'll recruit, hire, train, and formally evaluate direct reports, and you'll be expected to provide genuine strategic guidance rather than just administrative oversight. Lincoln's model rewards managers who develop their teams as much as they develop their assets.
What the Right Candidate Brings
- 5 to 8 years of commercial property management experience, including direct exposure to office, retail, or industrial assets
- Bachelor's degree preferred; equivalent experience considered
- Active California real estate license required
- CPM or RPA designation, or active candidacy, preferred
- Proficiency in Yardi or MRI; Kardin familiarity is a plus
- Strong Excel skills for budget modeling, variance reporting, and long-range capital planning
- AP and CMMS system experience required
- Working knowledge of commercial leases, property taxes, financial instruments, and construction processes
The candidates who stand out at this level aren't just competent operators. They can read a T-12, identify where NOI is drifting from proforma, and explain it to a client in plain language before the client asks. They also understand that tenant retention is a financial strategy, not just a service goal. Keeping a tenant from going MTM or dark on a big-box space protects the asset's value in ways that show up clearly in any disposition scenario.
From a career standpoint, this role builds the full skill set that feeds into regional or portfolio director positions. Senior PMs who own client relationships at Lincoln, manage mixed-use or multi-asset portfolios, and develop subordinate managers are the profile that gets considered for regional leadership. Sacramento's commercial market, with its government, healthcare, and industrial mix, gives you exposure to asset classes that transfer well across institutional portfolios nationally.
Compensation is $130,000 to $150,000 annually. This is a fully in-office position at Lincoln's Sacramento location.
