Commercial Property Manager

It's 8:45 a.m. and you're already cross-referencing a vendor invoice against the GL, fielding a tenant call about HVAC response times, and mentally flagging an expense variance you'll need to explain in this month's ownership report. That's a Tuesday. At Stream Realty Partners, the Property Manager role for their Class A office portfolio in Dallas runs at the intersection of financial discipline and tenant-facing service, and it rewards people who can move between both without losing precision.

What This Role Actually Covers

Stream operates as a full-service commercial firm, and this position sits on the fee management side, serving third-party owners. That distinction matters. You're accountable not just to building operations but to client relationships and the management agreement governing everything you do. Day-to-day, that means accounts payable and receivable, monthly rent edits, general ledger review, and financial reporting tailored to each client's requirements. You'll write expense variance comments that actually explain what happened, not just what the numbers show.

Beyond the financials, you're coordinating the full operating cycle of the property: vendor contracts, service agreements, capital projects, and tenant improvement applications through to accounting submission. You'll conduct routine inspections and follow up on punch list items before they become exposure. You'll set up leases in the accounting system, own the CAM reconciliation process, and manage the real estate tax review for your portfolio. After-hours emergency calls are part of the role, and supervisory responsibility for your team means performance conversations and PTO approvals are yours to manage as well.

You'll work alongside Stream's Construction, Leasing, Marketing, and Accounting teams regularly. The "Stream Team" model is collaborative by design, so strong internal communication is as important here as the client-facing work.

What You Bring vs. What You'll Build Here

Three or more years in commercial property management with some supervisory experience is the baseline. CAM reconciliations, annual budget preparation, and ownership reporting should already be familiar territory. Yardi or MRI proficiency matters, and comfort with Excel goes beyond basic spreadsheet use. A CPM or RPA designation, or active pursuit of one, signals the kind of professional seriousness Stream is looking for.

What the role develops is harder to list but worth naming. Managing a portfolio for third-party owners sharpens your ability to translate operational decisions into client-ready financial narratives, a skill that transfers directly to senior PM roles, portfolio director positions, or eventually asset management. You'll get repetitions with ownership reporting at a level of detail that builds genuine financial acumen, not just operational coordination.

  • Bachelor's degree preferred
  • 3+ years of commercial property management experience, with supervisory responsibility
  • CPM or RPA designation preferred (or in progress)
  • Experience with Yardi, MRI, Kardin, AvidXchange, or similar platforms
  • Strong written and verbal communication skills across clients, tenants, and vendors
  • Proficiency in Microsoft Excel, Word, and Teams
  • Analytical mindset with the ability to manage multiple priorities simultaneously

Stream is headquartered in Dallas and has built a reputation as one of the faster-growing commercial services firms in the country. This role is onsite and full-time.
