Property Manager

It's 8:47 a.m. and you're already juggling a maintenance escalation from the third floor, a leasing follow-up on two pending applications, and a quick huddle with your assistant manager about month-end collections. That's the rhythm at Altitude 970, and the right person for this role takes that kind of morning in stride.

BAM Companies is hiring a Property Manager for Altitude 970 in Kansas City, Missouri. The compensation range runs from $65,000 to $75,000, and the role carries full accountability for site operations across leasing, maintenance, resident relations, and financial performance.

What the Role Covers

You'll own the day-to-day operations of the community, which means keeping occupancy where it needs to be, running a tight delinquency process, and ensuring the physical asset reflects well on the brand. That includes overseeing leasing activity and marketing efforts to drive traffic and conversions, managing cost controls within the approved budget, and staying current on fair housing compliance. You'll also lead the on-site team directly, including leasing, maintenance, and administrative staff. BAM places real emphasis on developing the people under you, so mentorship is a core part of the job, not an afterthought.

Financial literacy matters here. You'll be responsible for budgeting, rent collection, and reporting. Candidates who can read a T-12, spot cost variances early, and explain NOI movement to ownership will have a clear advantage over those who treat financials as someone else's problem.

What BAM Is Looking For

  • At least five years of residential property management experience, with Class B or higher preferred
  • Demonstrated experience leading and developing a site team
  • Comfort with property management software and CRM tools
  • Strong communication skills across residents, vendors, and ownership
  • Valid driver's license and reliable transportation
  • Operational discipline and genuine attention to detail

Kansas City's multifamily market has stayed active, with steady renter demand across the metro and continued pressure on operators to retain residents rather than chase new leases at the cost of concessions. A manager who understands retention strategy, not just traffic generation, will fit this market well. The ability to build loyalty among existing residents while keeping the leasing pipeline healthy is exactly what sustains NOI at a property like this.

BAM offers a benefits package that includes medical, dental, vision, disability, pet insurance, and free life insurance. PTO starts at 88 hours at the 90-day mark and grows to 120 more hours at one year. The company also provides 15.5 paid holidays, housing discounts at BAM properties, and access to internal leadership development programming. For a property manager who wants upward mobility, BAM's internal growth culture is worth taking seriously. Site managers here tend to move into regional or district-level roles as the company expands.
