Business Manager - Aiya
Olympus PropertyProperty management companies lean on their Business Managers to do work that doesn't fit neatly into a single job description. You're part financial analyst, part HR lead, part facilities director, part leasing coach. At a Class A community like Aiya in Gilbert, AZ, that breadth is the whole point. Olympus Property is looking for someone who can hold all of those threads at once and still deliver results to regional leadership each month.
What This Role Actually Covers
The Business Manager title here is the property manager role. You run the asset. That means owning the financials from budget forecasts and annual business plans to monthly NOI performance reviews with your Regional Manager and VP. It means watching occupancy and delinquency closely, understanding what's driving your numbers, and adjusting strategy before a problem compounds. On the leasing side, you oversee renewal programs, retention efforts, and the sales training your office staff needs to convert traffic into signed leases.
You'll also direct maintenance operations. That's not just keeping units in make-ready condition for turns. It includes bidding and negotiating vendor contracts, overseeing one-time capital projects, and keeping amenity and common areas at the standard a luxury resident expects. Regular property inspections are part of the routine, not an occasional task.
The schedule is full-time Monday through Friday, with hours ranging between 8 AM and 6 PM. After-hours availability for resident events and emergencies is a real expectation, not fine print. If your current role has a hard stop at 5 PM every day, that's worth thinking about before applying.
Who Fits This Role
- At least two years of multifamily property manager experience, with Class A or luxury experience preferred
- Comfortable inside RealPage/Onesite and Knock, or able to get there quickly
- Confident reading and presenting financial performance data, not just pulling reports
- Experience managing a mixed team of leasing and maintenance staff
- Steady under competing deadlines and comfortable shifting priorities mid-week
The candidates who tend to succeed in roles like this aren't just good operators. They're credible coaches. Your leasing team needs someone who can actually teach sales technique, not just set occupancy targets. Your maintenance team needs clear direction and accountability. You need to hold both, consistently, while keeping your regional leadership informed and your residents satisfied. That combination is harder to find than the job description makes it sound.
Base pay runs $80,000 to $85,000 depending on experience, with monthly commissions and quarterly and annual bonus eligibility on top of that. Benefits include medical, dental, and vision coverage, 401(k) with employer matching, tuition reimbursement, an apartment rental allowance, and a sabbatical program among other offerings. Olympus Property has earned recognition as a National Apartment Association Top Employer three consecutive years, which suggests the culture language in their postings reflects something real.
