Property Manager
YugoIt's August, and move-in weekend is two days away. You're walking the property with a punch list in hand, confirming turns are complete, coordinating with your maintenance supervisor on a handful of last-minute work orders, and fielding a call from your leasing team about a question on a new resident's account. That's the rhythm at The Soto, Yugo's student housing community in Eugene.
The Role
Yugo operates nearly 40,000 beds across the U.S., and The Soto is one of 88 properties in that portfolio. As Property Manager, you report to the Regional Property Manager and carry full operational accountability for the community. That means staffing, financials, leasing performance, maintenance oversight, and resident experience all sit in your lane.
On the financial side, you'll manage accounts receivable and payable, own delinquency and eviction processes, and work through budget prep and variance analysis. You'll review occupancy trends and operating performance regularly, and you'll look for ways to strengthen NOI, whether by growing revenue or trimming unnecessary expense. Capital projects and vendor contracts are part of the job too, from bid coordination through completion.
Leasing and marketing aren't just a support function here. You'll oversee retention initiatives, track competitor pricing, and keep the community positioned competitively in the market. You'll ensure the leasing office and model units stay sharp and ready, because student housing traffic moves fast and first impressions close leases.
On the people side, you'll recruit, train, and develop your team, hold regular staff meetings, and manage performance when needed. You'll also handle resident complaints, disturbances, and policy violations, which in student housing means maintaining clear boundaries while keeping the community atmosphere positive.
What You Bring
- At least three years of supervisory experience in residential property management or a closely related field
- Direct experience managing a student or university residential community is a strong plus
- Comfort with property management platforms such as Entrata, Yardi, or RealPage
- Solid grounding in Fair Housing regulations and compliance requirements
- A bachelor's degree in business or a related area, or equivalent hands-on experience
- Carbon Literacy Certification, or willingness to complete the training
The salary range for this position is $70,000 to $75,000, with bonus eligibility and a benefits package that includes health, dental, and vision coverage, 401k with 4% employer match, three weeks of PTO, paid parental leave, and eligibility for comped on-site housing.
One thing worth knowing if you're considering this role: student housing runs on an academic calendar, and the weeks around lease-up and move-in are genuinely demanding. Strong candidates for this type of position have usually built their instincts for managing surge periods, keeping a team focused under pressure, and recovering quickly when things don't go according to plan. That adaptability carries directly into broader multifamily leadership roles over time.
