The Turn is a real part of this job. Student housing communities flip a significant percentage of their units in a compressed window each summer. Coordinating that process, managing contractors, completing move-out inspections, and getting units rent-ready on time requires planning well in advance and follow-through during an intense period. People management is a constant here. You'll recruit, train, and evaluate on-site staff, including leasing and maintenance. You'll also be responsible for Health and Safety compliance under Ontario's Occupational Health and Safety Act, and you'll need working knowledge of the Residential Tenancies Act and Landlord and Tenant Board processes. This is Ontario-specific regulatory territory, so familiarity with it matters.
After-hours situations come with student housing. Incidents happen on weekends. Coverage during key leasing periods is part of the job description, not the exception. That's worth knowing before you apply.
The salary range is CA$100,000 to CA$110,000 annually, with an annual bonus tied to KPIs.
