That means building annual business plans, managing to budget, and analyzing monthly performance alongside your Regional Manager and Regional VP. You'll review T-12 trends, track NOI, and know why delinquency is moving in either direction before leadership asks. This isn't a support role that reports upward. You're expected to bring analysis and solutions together.

Day to day, you're moving between office staff and maintenance, making sure the leasing team is sharp on sales and marketing execution while the maintenance team is keeping units market-ready and common areas in condition that reflects the property's positioning. You'll bid and negotiate vendor contracts, conduct property inspections, and step in for resident events or emergencies when the schedule calls for it. The hours are generally Monday through Friday with flexibility built in, which is typical for this level of role at a well-staffed community.

At a luxury property with competitive occupancy goals, your leasing staff needs to be sharp and motivated, not supervised at every step. What Olympus is looking for

  • At least two years of direct multifamily property management experience, with luxury or Class A background preferred
  • Comfort with RealPage, Knock, or Onesite software
  • Demonstrated ability to manage budgets, read financials, and contribute to asset-level planning
  • Experience leading and developing both office and maintenance teams
  • Availability for a full-time Monday through Friday schedule with flexibility for events and emergencies

The base pay range sits at $75,000 to $78,000 annually, with monthly commissions and quarterly and annual bonuses layered on top.
