Property Manager
Peak ManagementWhat You'll Actually Do
This role puts you in charge of Eagles Eyrie, an 85-plus unit community in Louisville. You'll carry full operational responsibility: budgets, leasing activity, staff supervision, financial reporting, and the day-to-day decisions that keep a property running at its best. Your mornings might start with a maintenance walk, shift into reviewing delinquency with your team, and end with a prospective resident tour. The work isn't siloed. You're the person who connects leasing performance to NOI, maintenance quality to retention, and staff accountability to occupancy outcomes.
Peak Management expects you to manage a team of at least two direct reports, so the leadership piece is real. You'll set the pace, coach performance, and make sure your staff has what they need to execute. Budget preparation and financial reporting are central to the role, not occasional tasks. You'll be expected to read your numbers, explain variances, and make operational decisions that reflect what the ledger is telling you.
What You Bring
- Minimum five years of direct property management experience in a supervisory capacity
- Demonstrated ability to lead a staff of two or more people
- Solid working knowledge of budget preparation, financial reporting, and leasing fundamentals
- Strong Fair Housing compliance knowledge, applied practically and consistently
- A valid driver's license and reliable transportation for property-related travel
- Comfort with physical demands: walking the property in varied weather, navigating stairs, and extended periods at a desk
What This Role Builds and Why It Matters
Candidates who thrive in roles like this one tend to have mastered the balance between people management and financial discipline. The skill that separates strong candidates from capable ones here is the ability to create and preserve value across different phases of a property's life cycle. That means you understand what a lease-up demands differently than a stabilized asset, and you adjust your approach accordingly. If your background is heavy on leasing but light on budgets, or strong on operations but thin on staff leadership, this role will expose those gaps quickly.
On the growth side, site-level property managers who demonstrate clean financial performance and low turnover tend to move into regional or multi-site oversight roles. Peak Management's benefit package includes medical, dental, and life insurance, PTO with a birthday day included, on-call premium pay, a 401(k) with employer matching, and a sign-on bonus for the right hire.
Louisville's rental market has stayed competitive, with Class B communities working harder on retention as newer inventory enters the metro. Strong property managers in this market know that concessions and traffic alone won't protect occupancy. Resident experience and consistent operations do. That's the mindset this role rewards.
