You're accountable for financial performance, team development, occupancy, and the physical condition of the asset, all at once. On any given week, you might be reviewing T-12 financials with your Regional VP in the morning, walking units for make-ready inspections after lunch, and sitting across from a vendor to negotiate a service contract before the day ends. Resident retention programs, renewal strategies, leasing traffic, and marketing budgets all land on your desk. So do the people questions: coaching an office associate through a tough conversation, redirecting a maintenance tech who's cutting corners on a punch list, or jumping in personally when an after-hours situation needs a calm hand in charge.

You'll build the annual asset business plan and own the budget forecasts that come from it. Monthly, you'll analyze performance against projections and bring a point of view to those conversations with regional leadership, not just numbers, but context and strategy. Vendor bids, one-time project oversight, and ensuring the amenity spaces and common areas stay in market-ready condition are also part of your regular rhythm.

What You Bring

  • At least two years of hands-on property manager experience in multifamily. Luxury or Class A experience is genuinely preferred here, not just a nice-to-have.
  • Familiarity with RealPage, Knock, or Onesite. Avenue 25 moves fast and these tools are already embedded in daily operations.
  • Comfort reading and presenting financial reports. You don't need to be an accountant, but you do need to understand what the numbers are telling you.
  • Full-time availability Monday through Friday, with real flexibility for resident events and the occasional emergency outside business hours.
  • A steady presence under pressure. This role has a lot of moving parts, and the team needs a manager who stays organized when things pile up.
