Property Manager

Lease-up management is one of the most demanding specializations in multifamily. You're building occupancy, culture, and operational rhythm simultaneously, often before the property has a track record or a stabilized resident base to lean on. Village Green's Willow Creek Apartments in Rogers, AR is hiring a Property Manager specifically for this phase, and the role reflects everything that makes lease-up work genuinely different from managing a stabilized asset.

What This Role Actually Requires

Village Green expects you to arrive with lease-up experience already in hand. This isn't a position where you'll shadow someone through the process. You'll own budget performance, supervise leasing and maintenance teams, manage resident and landlord relations, and handle accounting and collections from the start. Reporting flows to an Area Director, and you'll be responsible for hitting property-specific and company reporting deadlines to the corporate office or clients.

The marketing component here carries real weight. Lease-up success depends heavily on traffic generation, and this role specifically calls for social media fluency and creative marketing instincts. If you've built a lease-up campaign from scratch, tracked your traffic sources, and adjusted concessions based on what was actually moving the needle, that experience matters here.

A real estate license is required, or you'll need to obtain one within 120 days of hire if Arkansas law mandates it. A bachelor's degree is preferred, though equivalent field experience is considered. Willingness to work evenings, weekends, and holidays is a genuine expectation, not a formality.

Skills You'll Use and Skills You'll Sharpen

You'll draw on the supervisory and financial skills you've already built. Managing NOI targets, controlling delinquency early in a lease-up, and keeping a punch list moving while simultaneously running leasing operations are tasks that require real competence, not learning-in-progress. Microsoft Office proficiency and strong written and verbal communication round out the baseline.

What the role develops is your ability to build a team culture at a new asset. Early lease-up is when associate habits form, and a Property Manager who can motivate staff through the pressure of a ramp period tends to come out of it with sharper leadership instincts. Village Green's training infrastructure and recognition as a Top Workplace suggest the organizational support is there to help you grow into more senior responsibilities over time.

  • Minimum 2 years of multifamily property management experience
  • Demonstrated lease-up experience (required, not preferred)
  • Strong supervisory background across leasing, administrative, and maintenance functions
  • Financial and analytical skills sufficient to manage budgets and collections
  • Social media and marketing capability with a creative approach
  • Real estate license in hand, or willingness to obtain within 120 days

Rogers sits within the broader Northwest Arkansas corridor, a market that has seen consistent population and employment growth over the past several years. A well-executed lease-up here, in a growing submarket, is the kind of credential that carries weight when you're ready to move toward a regional or multi-site role.
