Millcreek sits in one of the more competitive multifamily corridors along the Wasatch Front, where renter demand has stayed durable even as new supply has come online across the Salt Lake Valley. Cottonwood Highland Apartments places its Property Manager right in the middle of that dynamic, responsible for the full operating picture: leasing performance, team leadership, budget ownership, and resident experience.
This is a full-scope property management position, not a senior leasing role with a title upgrade. You'll own the annual operating budget, manage cost control alongside revenue programs, and be accountable for NOI at the property level. Day-to-day, that means coordinating both the office and maintenance sides of the operation, staying close to your team's performance, and keeping communication with residents, prospects, and vendors consistent and professional.
Cottonwood was an early adopter of Self-Guided Tours, which changed how their leasing teams handle traffic. You won't be running a traditional model where every prospect interaction is agent-led. That shift puts more weight on the physical presentation of the property, the quality of the digital and in-person follow-up, and the systems your team uses to convert leads. Entrata experience helps here, since the platform drives a lot of the operational workflow.
REIT experience is preferred, and that preference reflects something real. Owners structured as REITs tend to run tighter reporting cycles, with more visibility into variance from budget and stronger expectations around documentation and compliance. If you've managed within that structure before, you already know what the monthly cadence looks like.
The candidates who tend to stand out in roles like this are the ones who can read a T-12, spot where delinquency is trending before it becomes a problem, and still walk a turn with maintenance to make sure make-ready quality stays where it needs to be. The blend of financial oversight and hands-on operational presence is what separates a good property manager from one who only excels at one half of the job.
