Property Administrator
Stream Realty PartnersCommercial property management runs on paperwork, relationships, and financial accuracy in equal measure. When a portfolio falls behind on AP coding, COI tracking, or AR follow-up, the Property Manager loses hours they don't have. The Property Administrator role exists to close that gap, keeping the back office sharp so the front-facing work can happen on time.
Stream Realty Partners, a full-service commercial real estate firm founded in 1996 and operating coast to coast across office, industrial, retail, and other asset types, is hiring a Property Administrator for its Phoenix operations. This is an onsite, hands-on position supporting the day-to-day management of a commercial portfolio.
What the Work Actually Looks Like
A significant portion of this role lives inside the financials. On the payables side, you'll code and verify invoices against the approved budget before routing them to the Property Manager for sign-off. On the receivables side, you'll run monthly AR reviews and help prepare late notices and default notices when tenants fall behind. You'll also support the preparation of monthly and quarterly financial reports, which means you need to be comfortable reading numbers and understanding what they represent, not just entering them.
Beyond the ledger, you'll manage vendor and tenant Certificates of Insurance, a detail that sounds routine but creates real liability exposure when it slips. You'll draft and coordinate service contracts, log work order requests, schedule move-ins and move-outs, and help plan tenant events. The front desk function is part of this role too: phones, visitors, deliveries, and message routing all run through this position.
Yardi experience is a plus. Microsoft Excel and Word proficiency is expected from day one.
Who Fits This Role Well
- A bachelor's degree (preferred) with coursework or work experience touching accounting, finance, business administration, or real estate
- Basic accounting fluency. You should understand debits, credits, and how an invoice moves through an approval workflow
- Strong attention to detail, particularly when working across multiple tenants, vendors, and budget line items simultaneously
- Clear written and verbal communication. You'll interact with tenants, vendors, and internal teams regularly
- Genuine interest in growing inside commercial property management, not just filling a coordinator seat
One honest note on career trajectory: Property Administrator roles in commercial real estate are well-established pipelines into Property Manager positions. Candidates who treat the financial reporting and vendor management components as learning opportunities rather than administrative chores tend to move up faster. The AP/AR experience here maps directly to what a PM handles at the portfolio level, and firms like Stream promote from within when the fundamentals are strong.
