Leasing is a sales job. That's worth saying plainly, because some people come into this role expecting mostly hospitality work and discover quickly that conversion is the scoreboard. PeakMade Real Estate is hiring a part-time Leasing Consultant at their Allendale, Michigan community, and they want someone who already understands the difference between a good tour and a closed lease.
Allendale is home to Grand Valley State University, which means this is almost certainly a student housing community. That context matters. Student housing leasing runs on a compressed timeline. The bulk of your lease-up happens in a defined window, traffic spikes hard, and prospects are often comparing you against three other communities they toured the same afternoon. Speed of follow-up and the quality of your first impression carry more weight here than in conventional multifamily. If you've worked student housing before, you know the urgency. If you haven't, expect to learn it fast.
Day to day, you're converting leads that come in through phone, email, and walk-in traffic. You'll run tours, follow up across multiple touchpoints (calls, texts, emails), and handle the paperwork side when a prospect is ready to sign. That includes accurate lease documentation, deposit collection, and keeping prospect data current in the CRM. During turn season, you'll support the move-out and move-in process. It's not glamorous work, but it's real volume and it teaches you how a property actually operates.
The commission structure gives you a direct line between your effort and your paycheck. That's either motivating or it isn't. PeakMade is also upfront that this role comes with weekend availability requirements and peak-hour coverage. Student housing traffic doesn't follow a Monday-through-Friday schedule.
Strong candidates tend to be self-managing. In a part-time role, you don't have someone watching every lead in your pipeline. The people who succeed here are the ones who treat every prospect with the same follow-up energy whether the leasing office is busy or slow. That consistency is what separates decent conversion rates from strong ones.
Beyond commission, the role includes housing discounts (which vary by community), a 401(k) match, wellness programs, and access to PeakMade's internal development track. For someone early in a property management career, part-time leasing at a student housing property is a legitimate on-ramp. The skills you build here, closing under pressure, CRM discipline, handling high-volume traffic periods, carry directly into full-time leasing roles and eventually into Assistant Manager and Property Manager positions.
