Leasing Consultant
Waypoint Management ServicesMiami's rental market moves fast, and leasing consultants are the ones actually closing the gap between traffic and occupancy. Waypoint Management Services is hiring a Leasing Consultant to handle the full cycle: generating interest, qualifying prospects, executing leases, and keeping residents happy enough to renew. This is a sales role with a service wrapper, and the two have to coexist.
The Work Itself
You'll manage prospect relationships across every channel, phone, email, in-person tours, and follow-up sequences that actually move people toward a decision. That means knowing your floor plans cold, having a working read on the competitive set, and responding with enough urgency that leads don't go cold while the prospect shops three other communities down Brickell or Doral. Lease preparation, applicant qualification, proration calculations, and file assembly for manager approval all fall to you. So does keeping the leasing office, model, and amenity spaces tour-ready at all times. Waypoint also wants this person contributing to renewal activity and maintaining an organized waitlist, which means your occupancy impact extends well past the initial lease-up push.
Marketing outreach and referral networking are part of the role too, not an afterthought. If you've only ever waited for leads to come in through ILS traffic, you'll need to adjust that habit here.
Fair Housing compliance isn't optional. Waypoint expects you to know the regulations and apply them consistently, not just acknowledge that they exist.
What Waypoint Is Looking For
- At least two years in leasing, sales, or a hospitality-facing role
- Comfort managing the full leasing process, including financial calculations and lease documents
- Familiarity with Yardi and CRM platforms (a plus, not a hard requirement)
- Bilingual English/Spanish preferred, which in Miami is less a bonus and more a practical daily asset
- Weekend availability for rotation
- Valid driver's license
- High school diploma or equivalent required
Compensation includes a competitive base wage, monthly leasing and renewal bonuses, a leaser-of-the-month monetary award, and an employee housing discount. Benefits start on day one and include medical, dental, and vision coverage, a 401(k) with company match, 120 hours of PTO in year one (growing with tenure), two floating days, commuter benefits, and an employee referral program.
One honest observation worth making: bilingual ability in this market genuinely separates candidates. Miami's renter population is heavily Spanish-speaking, and a leasing consultant who can close a tour in the prospect's preferred language converts at a measurably higher rate. If you're fluent, lead with that.
