Traffic-to-lease conversion is the heartbeat of any leasing office, and a part-time consultant who can close consistently on weekends is genuinely hard to find. Waypoint Management Services is building that capacity at their Vero Beach community, and the role is structured around three full 8-hour days per week, with weekend availability required.

What This Role Actually Involves

You'll own the full leasing cycle from first contact to move-in. That means responding to inquiries with real urgency, conducting tours that present floorplans and amenities in a way that connects with each prospect's specific needs, and following up until you get a decision. Stale leads don't close themselves, and this role rewards people who work their pipeline actively rather than waiting for walk-ins.

Beyond the tour, you'll handle applicant qualification, lease prep, proration calculations, and file organization for manager review. Accurate records of prospect traffic and leasing activity matter here, both for daily operations and for the occupancy targets the team is working toward. You'll also contribute to renewals and manage a waitlist, which means your impact on occupancy doesn't stop at the initial lease.

Marketing outreach and referral generation are part of the job too. Knowing the competitive set in Vero Beach well enough to position the community honestly and confidently is a real skill, and Waypoint expects you to develop it.

Bilingual ability in English and Spanish is preferred, which reflects the resident mix in this part of the Treasure Coast. Fair Housing compliance is non-negotiable, and familiarity with Yardi and CRM platforms will help you get up to speed faster.

What Strong Candidates Bring

  • At least two years in leasing, sales, or hospitality, with a track record of converting prospects rather than just showing units
  • Comfort handling the financial side of leasing: prorations, rent calculations, and communicating numbers clearly to applicants
  • Consistent weekend availability and the energy to perform on days when traffic is highest
  • Organized file management habits, because a messy lease file creates downstream problems at move-in
  • High school diploma or equivalent; valid driver's license required

Compensation includes a competitive hourly wage, monthly leasing and renewal bonuses, a leaser-of-the-month monetary award, and an employee housing discount. Benefits (medical, dental, vision) start on day one, and the 401k includes a company match. PTO starts at 120 hours in year one and grows with tenure.

One honest note on the role: weekend leasing is genuinely high-volume. Saturday and Sunday are when most prospects visit, which means the pace is real and the expectation to close is immediate.
