Student housing leasing runs on a tighter calendar than most property types. At a university market like Boone, the pre-lease window for the following academic year opens in the fall and closes fast. Hitting occupancy before competitors do matters. River's Edge, serving the Appalachian State University community, has two open positions on its leasing team: one full-time and one part-time.
At $16 to $19 per hour plus leasing commissions and renewal bonuses, the full-time position is a 40-hour-per-week role that reports to the Property Manager or Leasing Manager. The core of the job is converting traffic into signed leases. That means touring prospective residents and their parents, fielding inquiries across every channel (phone, text, email, walk-ins), processing applications and lease documents, and following up on leads consistently enough to move conversion numbers week over week.
Beyond the leasing funnel, you'll support renewal campaigns, assist with campus marketing and housing fairs, help plan resident events, and keep model units and common areas tour-ready. During turn season in July and August, the role shifts toward supporting move-in and move-out operations. Accurate data entry in platforms like Entrata or RealPage is part of the daily rhythm. Saturdays are part of the schedule, with extended hours during peak leasing season (September through March).
The full-time role includes health, dental, and vision insurance, paid time off and holidays, a 401(k) with company match, a housing discount where applicable, and a clear advancement path toward Assistant Manager or Property Manager.
The part-time position runs 15 to 25 hours per week at $15 to $17 per hour, plus per-lease commissions on every signed lease you generate. Karya builds schedules around class commitments, which makes this a genuine option for current App State students. Responsibilities overlap with the full-time role on the leasing and tour side, with additional front-desk and administrative support. At least one weekend shift per week is required.
Campus involvement actually carries weight here. Someone already embedded in student organizations or Greek life comes with a referral network that converts. Social media or content creation skills are a plus for campus marketing support.
Student housing leasing has a specific dynamic: you're often selling to a parent writing the check while simultaneously convincing the student it's the right fit. The ability to read that room, address guarantor concerns about lease terms and liability, and still make the tour feel welcoming to the prospective resident separates average leasing consultants from strong ones. Prior experience in leasing, sales, hospitality, or retail helps. Familiarity with the Boone market or App State's housing cycles is a genuine advantage. Bilingual English/Spanish candidates are encouraged to apply.
Both roles offer paid training. For the right candidate, the part-time position can evolve into a full-time opportunity after graduation, and the full-time role carries a direct path toward management. In student housing, leasing consultants who learn to read traffic patterns, track lead-to-lease conversion, and support a disciplined renewal campaign tend to move up quickly.
