Groundskeeper / Porter

Summerset Estates is a 116-home manufactured housing community in Westminster, CA, managed by Investment Property Group, a firm that operates over 150 properties across 13 states. This part-time Clubhouse Monitor role is straightforward in scope: open and close the clubhouse, laundry room, and pool area on a set weekly schedule, and keep an eye on things in between.

What You'll Actually Do

The schedule runs Monday through Friday evenings for closing duties, plus Saturday and Sunday mornings and evenings for both opening and closing, including holidays. That works out to roughly 10 hours per week. The work itself is hands-on and routine in the best sense: locking up access points each night, testing and logging pool water chemistry, restocking bathroom and kitchen supplies, clearing debris or standing water from the pool deck, and doing a walk-through after any private clubhouse reservation to confirm the space was left properly. You're also the first line of communication if something urgent comes up on the property, with a direct line to the park manager.

This isn't a maintenance or groundskeeping role in the full sense. The job is specifically built around amenity oversight and closure, with some light general tidiness duties layered in. It suits someone who values a predictable, low-drama schedule and takes pride in leaving a space better than they found it.

What You Bring

  • Availability that matches the schedule: weekday evenings and weekend morning and evening shifts, holidays included
  • Reliable transportation to and from the property
  • Ability to pass a background check
  • Genuine dependability. Punctuality matters here because residents expect amenities to open and close on time, every time
  • Comfort working independently without supervision on-site

A Note on the Role

We've seen plenty of amenity-related liability issues trace back to inconsistent closures or missed pool chemistry logs. The person in this role is quietly preventing those problems every shift. Pool deck slip-and-fall incidents and after-hours trespassing tend to spike when oversight is inconsistent, so reliability here carries more weight than the job title might suggest. At $17.50 per hour for a part-time commitment, it works well as a supplemental income position for someone already in the area who wants a structured, low-stress schedule with a stable employer.
