By 7:45 on a Tuesday morning, you're already loading the blower and running through the parking lot perimeter before residents leave for work. They notice when it's clean. They definitely notice when it's not.

Weinstein Properties has been family-owned and operated for more than 70 years, managing over 60 apartment communities across Virginia, North Carolina, Texas, Tennessee, and Georgia. This Groundskeeper position is based at Bexley at Brier Creek in Morrisville, NC, a community where the exterior presentation matters to residents and to the ownership team that takes a hands-on approach to daily operations.

What the Work Actually Looks Like

This is a Monday through Friday, 8am to 5pm position. That schedule is genuinely consistent, which matters when you're doing physical work in outdoor conditions year-round. That said, the job is demanding. You'll work through North Carolina summers and cold snaps alike, and the tasks repeat daily. Picking up litter, clearing pet waste stations, blowing walkways, keeping the community looking sharp. These aren't glamorous tasks. They are, however, the reason a property feels like a place people want to come home to.

Beyond the daily rounds, you'll handle trash-outs on vacant apartments, light painting, pressure washing, and general upkeep of landscaped areas including weeding and planting. You'll also support the maintenance team when needed. The physical requirements are real: prolonged walking and standing, frequent lifting up to 50 pounds or more, bending, stooping, and operating equipment including backpack blowers and power washers. You'll use a golf cart and trailer as part of your routine. If you want a desk, this isn't it. If you want to be outside and see the results of your work every day, that's a genuine perk of the role.

What Weinstein Is Looking For

  • Reliability. The team depends on you being there, on time, ready to work.
  • Self-direction. A lot of your day runs without close supervision. You need to know what needs doing and do it without being prompted.
  • Attention to detail. Noticing the trash before it piles up. Catching the issue before it becomes a complaint.
  • A tolerance for repetition. The same walkways get blown every morning. That's the job.
  • Willingness to pitch in. When the maintenance team needs an extra hand, you help.

Starting pay is $16 per hour with quarterly bonuses. There's also a $1,000 stay-on bonus available after 90 days in good standing. For a hourly grounds position, that's a solid package.

Groundskeepers who show aptitude and a willingness to learn at Weinstein often move into maintenance technician roles over time. The company invests in internal growth, and this position is a legitimate entry point into a property maintenance career track, not a dead end.
